We also considered house and land packages, but decided to build our 1st house. Our major consideration was our ability to choose the block (orientation, size, location) and the house design that would address all or most of our requirements. My husband was an architect before we migrated here (draftsman here in OZ), thus knows a lot about house designs. So, it was a great help looking for the house to build. The first thing we did was to find the best location for our family, the right size of block that would give us big backyard for the kids to play around and good orientation. Then we looked for a house with all the rooms that we need, right location of living areas (north-facing), within our budget, etc. There are disadvantages though - the process is very tiring and time-consuming, but very rewarding and exciting once you finally decide which house to build. If you are busy and don't have the time to go to different display homes to find the house of your dreams (it took us almost a year to finally decide the house that we would build), then I think you should go for the H/L package. We looked at doing a house and land package in the south of Adelaide, we liked the house and the land the building company had chosen to put it on, but thought very little of the salesman... We spoke with another salesman (and she's fantastic) from the same company and expressed our interest in that particular house and land package, and she got back to us and said that the house didnt even fit on that block (we have to have a 1.2m set back from each side of the boundry). So... we went with the original home on another block of land in the same estate. Long story short... It didnt cost us any more to go with seperate house and land, and we ended up with a better block without the house having to be made smaller. Just make sure you get what you want. We too are first home builders and figue we want to get it right (or as right as possible) as we are the ones paying the $$ for it. Know what home you want, were you want it and if its available as a package go for it, and if not, do it seperately. They had around 15 blocks of land in the estate we had chosen of varying sizes etc.....we could also choose whichever one of their house designs we wanted.
