Browse Forums Building A New House 1 May 04, 2010 2:49 pm Hi there, I am new to this forum. We have just signed for a house and land package on Barrow Road at Golden Grove with Statesman HOmes and was just wondering if anyone else has had good/bad experiences with them... We have never built a house and we are very nervous and excited at the same time.. Any advice would be appreciated.. Thanks Amanda Re: Building our new home 2May 04, 2010 8:29 pm Hi Mandy, Congrats on your new build. It is nerve wracking. You can read about peoples experiences on the Building in SA thread. That seems to be the main chat for people building in SA. Jessie is building at Golden Grove also. Be aware, we're a demanding lot wanting houseplans, photos etc. So join us over there and I look forward to finding out more of your journey. The builders will try to get around things the laziest way possible rather than that which is most usable and practical, so if there is something that you want, make sure that it is written down in your contract or on your plans. ie, tap locations. We have a long shower, and the plumbers wanted to put the taps directly under the shower head, meaning you have to walk in the door and into the shower and stand directly under the flow of water to turn it on. Lucky for us, it was drawn in the plans that the tap should go on the wall next to the shower door so that you could control the temp and flow before stepping into the stream. Spend LOTS of time looking through displays and photos here on homeone to get an idea of what colours and styles you want before going to your selections meetings. If possible, draw up a plan for your kitchen layout if you want it different from standard - it will make your kitchen and bathroom selections appointments go so much more smoothly. Document EVERYTHING along the way. Keep a diary of all of your conversations with your builders - even phone calls to your site supervisor to see how things are going or what comes next. Try to enjoy the ride!! And come join us in the building in SA thread - we're really nice!! THis forum is fantastic and very informative!! Nice to meet you all, Amanda Is it just a report written to give to the bank initially and it is based on what and how your payments are made up for, or is it a full service where they go out and… 2 2986 Hi Suku18 In NSW the statutory required insurances are: 1. HBCF ( Home Building Compensation Fund) - This is if the builder dies or goes broke.
