Browse Forums Building A New House 1 May 03, 2010 9:26 pm Our standard contract states: 11.2 The work must reach practical completion by the finish date. 11.4 If the finish date is not given on page 1, we must do the work at a reasonable pace. Annexure A:Practical completion is approx 140 working days after the pouring of footings subject to matters beyond the control of the builder... Our footings were poured on 1 March and now 2.5 months later we only have a frame. The 140 days (taking into account all pub holidays) runs out on 17 September. This contract is very subjective - I have no idea what our rights are if 11.2 is not adhered to. I also have no idea in 11.4 what a "reasonable" rate is? Any advice would be appreciated 2011 Home Sweet Home Handover 03 September 2010 PCI 27August 2010 Plumber 20August 2010 Electrician 19August 2010 Painting 04 August 2010 Cabinets 13Jul2010 Lockup 23June Frame 20April slab 1Mar10 Re: HIA building contract - Finish date deadline 2May 03, 2010 9:58 pm Anna1 Our standard contract states: 11.2 The work must reach practical completion by the finish date. 11.4 If the finish date is not given on page 1, we must do the work at a reasonable pace. Any advice would be appreciated IMHO the contract means nothing in that respect. Matters beyond control of builder include access to tradespeople. I would not be too fussed on time taken to get to frame. Our slab laid on 24/12, then nothing till mid Feb and now 10 weeks later, only have 2nd fix elec/plumb to do, finish tiling (this week), finish eaves (this week), Cornices (this week or next), wardribes and paint. I would relax and let it take it's course but do call your supervisor regularly and ask for check;points and what is next You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 16604 10 12331 Unless there is something in special conditions the builder does not have to give you timeline. If your demolition contractor has not removed Asbestos and it was found… 12 28832 |
