This test is preferably done after fasting. And I still wouldn't be planting sugar cane in an urban environment. Just to get back on topic.... We bought a house in an inner north west burb where we are currently renting ( house is only 200 metres away). We know the area, and love it - it has everything we need and want and as we have been living here for a couple of years already we were certain that its where we want to raise our family... We had to wait a while for the right property to come up and paid a premium though (not as much as Balwyn etc) and a lot of the big builders dont want to build on our land (e.g. PD wont do it at all, and H3nl3y want to charge @5-7k extra!) We have to go through the process of demolishing and clearing which will add extra to our building costs; we will probably end up spending at least $300k more than we would if we bought in a new estate a little further out, but its close to our family, friends and established networks... So my point is.....it all comes down to how much $$$$ she wants to spend - tell your friend if she can afford it she can build her dream home whereever she wants to and be a snob amongst snobs ![]() ![]() ![]() Cheers Ruth Ruth -Bought house in Melbourne inner burbs, knocked it down & now...we are owner builders! We bought in an established area as well, rented the house out for 3 years, and then knocked it down. One thing I am sure your friends know, a good block in those areas you mention will set them back around 800-900k minumum. I have always lived around Caulfield/Brighton East/St Kilda East area in Melbourne, and I made all the effort to buy a block of land in that area. Yes my loan will be a lot higher than most, but I am prepared to cop it, as the area means a lot to me.
