I have made a bit of modification to it and have removed the wall between the Lounge room. Therefore, now I have a bigger Family area. http://porterdavis.com.au/content/House ... xley26.pdf I like the plan now but I am confused on how to get a good outdoor area coz I cannot extend the patio since my block is only 16 m wide. I do have 7.5 meters in the backyard. Not an inch of wasted space from what I can see. As far as an outdoor area probably Somewoman on this forum is the guru of these types of questions. I like your plan heaps - I think it uses space well. Thinking about the Alfresco that you want... did you need the 4 bedrooms + study? If you did then my idea wouldn't work, but if you were happy with 3 beds + study: considering the fact that you have opened up the living room area by removing the lounge wall - why don't you slot the Rumpus in the place of Bed 4 and then use the old Rumpus area as your Alfresco? It will all still be under roof line then and can include your existing patio area and you will be able to take advantage of the large backyard?! Just some food for thought!! Regards Sleven! One suggession that a friend has given me is to get a sliding door in the rumpus room. That ways I could get a pagola just outside the rumpus room... What do u think about that ?? That is how they have done it in the display house too... Re: Building Foxley 26 - Porter Davis 5May 05, 2010 10:14 am We built the Foxley 26 and modified it by removing the same wall you are and sliding in the bifolds door to remove the 'dining', and allocated the lounge area as dining by tiling it. We also added .6m onto the back of the house to make bed 3 & 4 and the rumpus larger. There are floorplans in our thread (link below). Good luck! I like it a lot !! I am assuming PD would have charged you for adding 0.6m on the back...seems like a nice idea. can I ask approximately how much did that cost ?? And do have a sliding door in the rumpus ?
