Browse Forums Building A New House 1 May 03, 2010 4:39 pm Hi All, How long has it taken you to get things fixed from the defect list that you have given to your builder after the agreed time has been and gone? Was it done within a reasonable time or did you have to wait for months to be able to get even one thing fixed? We are starting to get a little frustrated with our builders. We hand our defect list back in on the 11th January, and we are still waiting for anything to be fixed! We have followed up numerous times, and now it is just becoming a pain in the bum. Thanks, Amy Building Our First Home! PCI Date - 28/08/09!!!!! HANDOVER - 4th SEPTEMBER!!!!!! Re: Defect list and getting things fixed... 2May 03, 2010 8:48 pm Pre handover almost everything was sorted that we'd picked up on but a few things took a couple of months post handover. Ring them at the same time every week after handover until things are sorted. Our builders have had our post handover 3 month check defect list since september and we are still on going with one defect. a problem with the ceilings which looks like it can not be solved 100% short of the ceilings being replaced which we don't want to do so there will have to be a compromise of some sort. Most other defects/problems have now been fixed. (in the past month, yes 9 months post handover. I believe kek has been waiting longer than us for some fixes.) Re: Defect list and getting things fixed... 3May 03, 2010 10:17 pm We received an official reply about a week after we give them the list. Most items are then fixed within a month. If they are not fixing them insist that payment for next stage won't be process by your bank until previous stages are 'as per contract'. Don't accept the BS about 'even if they are temporary'. Make sure to follow up in writing i.e reply to the previous email so that there is a chain of evident they are not attending to the issues. Also demand to speak to management as your request have not been attended to in a satisfactory manner. Re: Defect list and getting things fixed... 4May 04, 2010 9:47 am Thanks for the replies... Hi Fruitty, the defect list that I am talking about is one that is handed into the builder after a certain amount of weeks after we have had handover. We had a 17 week defect period. Good time, but now it is 4 months later and we have not had one thing fixed. We dont even get any communication from our builder about what is going on. We are the ones that are having to chase them up and we were told 5 weeks ago and then again 2 weeks ago that we would be receiving a call from the maitanance manager and we are still even waiting on that phone call. So, it is all becoming completely frustrating. We want to be able to put some downlights through, but part of our ceiling in the kitchen/dining area (where we want to put the downlights) needs to be fixed and we cant do anything until the ceiling is fixed! Re: Defect list and getting things fixed... 5May 04, 2010 8:21 pm IN that case you option would be to send them another formal request then proceed to complaint to the relevant gov body. You seems to have given then 'reasonable time' to rectify the issue. Re: Defect list and getting things fixed... 6May 04, 2010 8:34 pm It sounds pretty normal. Our three month maintenance work was mostly done at about the eight-month mark. Our twelve month maintenance has just been done, and it's now seventeen months post-handover. Ours all got done, it just took forever, and numerous phone calls and emails to follow up. I hear the same story from most people. Just keep bugging them, and make sure you put your complaint in writing. Its the flashing and is normal. Some builders cover them up others just leave them handing. You can cover it up with an aluminium bracket or ask the builder. 7 11207 you need to understand the breakdown of warranties. 90 warranty is considered as minor defects rectification period where as the longer ones are more major/structural… 1 5319 Building Standards; Getting It Right!
