Browse Forums Building A New House 1 May 03, 2010 12:38 pm Just in case anyone has missed this from my build thread, I'm seeking any insight that anyone can offer with regards to the HIA contract meaning of "Second Fix" In our breakdown of progress payment, the last two payments are for second fix 15% and practical completion of 5% We have just been sent a bill for "Second fit carpentry and cabinetry" for the 15%, meaning that there is only 5% left to pay for completion of our house. Our understanding is that second fix should include ALL second fix works - carpentry, cabinetry, electrical, plumbing, etc. The amount being requested certainly covers more than what they have done, and the last 5% certainly DOESN'T cover the electricals, plumbing, waterproofing, tiling, painting, appliances, other fittings, etc. What does second fix mean to you? Better still, if you've a better understanding of these contracts than I do, what does second fix mean according to an HIA contract? Can they really charge me this much money for such a small amount of work? Particularly given that they STILL need to demolish and rebuild a wall that is twisted and leaning and insanely obvious to the naked eye (even after dark) AND that they have to repair a cigarette burnes western red cedar window that one of their own contractors damaged, and they haven't even installed the bath hob yet (all of which is meant to have been completed with second fix carpentry). What is your understanding of things? What would you do? ANY advice or opinions would be most greatly appreciated.
