The home I'm looking to build (Montrose 36 with Carlisle Homes) has an integrated garage without a back roller door (i..e pedestrian access only). Upon siting the house on the block of land I own, I've realised that I will I have roughly 2.5 meters available from the garage to the side boundary. I'm now wondering if i would be better off extending my garage so that I have drive through access (7K extra) or just put a gate next to the garage leading to the backyard.. Any thoughts? has anyone else had to make this decision? thanks Re: Garage Extension or Side Access? 2May 01, 2010 1:41 pm Our garage will be 1.2m off the boundary. If we built to the boundary (neighbours have a garage right on the boundary) our site costs would have been huge. So we moved the property over. We will be having a very small fence with no gate, nor will the fence on the other side have a gate. For security we don't want a gate on the property, but have paid extra to have a roller door at the back of the garage for access to the backyard. Hmmm, $7k to increase the size of the garage? If I had that kind of room on my block and the money to pay for it I would be there no questions asked. For the 7k does that include widening the roller door? If not then I suppose all your gaining is storage space for lots of tools etc and a safer entryway to the rear (harder to break into the backyard through a locked garage than a gate as its more noticeable if someone is trying to force a roller door). If it includes roller door widening - you pretty much have a triple garage. You can never have too much storage space, and people tend to forget how much a little extra space in the garage helps. But I'd still want access to the back yard by other means.... Our garage is on the boundary and we have a pedestrian access gate on the opposite side of the house, which allows us to move wheelbarrows and other bulky things between the front and back yard. Just as well, when your hopelessly disorganised teenage son leaves his keys at home and forgets to charge his phone and he can't get into the house after school. At least he could sit in the alfresco room, out of the rain and wind (and play games/chat online to his mates via his iPod and our wifi) until someone else got home to let him in. Two thoughts; 1) If you were to put colorbond gates there, you're going to get about 2200-2400 wide usable space for vehicular access, but with no height restrictions and no easy way of securing the gates. 2) If you go for the garage extension, you'll have plenty of extra storage room that is lockable from either side but you'll limit yourself to vehicles about 1.9m high - hope you (or future occupants) don't plan to get a caravan in and out. If the height restriction isn't a drama then I'd do the garage extension. Re: Garage Extension or Side Access? 7May 01, 2010 8:07 pm We are building shortly and we took the oportunity to increase the width of the garage by 2m and add a rear roller door. The cost was also around 7k. We also added a narrow window in front of the garage to make it look like an extra room instead of an extra wide garage. For me the extra width was for my workbench and storage shelves, leaving the remain room for parking 2 cars. I would gladly pay $7k in return to getting a better useable space...too bad I don't have that wide frontage for my block.
