We are building the Majestic 38 in Ryde. One of our requirements is for a pool but due to the Ryde restrictions on FSR and our land, the house design makes fitting a pool a little awkward. Instead, we are thinking to swap the living area for the alfresco. This way we can fit the pool beside the living area and have a large grass area out back. I've cut out the living area/alfreso and mirrored them on plans, see below. We are going to try install an L shape sliding bi-fold doors without a beam (waiting to hear back if it's a supporting beam). My concern is this will look a little weird with the living area and dining on the same side and with the alfresco/living area not centred. Wisdom said they have done this before so I'm looking for someone who can send me pictures. Or advice from you all if you think it will look weird? I'm not the best when it comes to design decisions. Thanks for the help all! PS: Below plans are on top of existing block, hence the shed etc, they will be knocked down. This way we don't need to mirror.. I think mirroring the alfresco and living area might loose the open look and feel :S.. It seems someone else did the swap.. We would def have bifolds meeting in the corner we are just not sure if that wall is a supporting beam - waiting for wisdom to get back to us on that. I think the other layout works better.. how frustrating If you kept standard layout, where would your pool be? The pic you posted of the house with it swapped they have added a wall between dining and leisure and also don’t have the windows at the back...I think what you are proposing would look better than theirs. Maybe a little less wide but longer. If we swap the rooms it means we can extend the Alfresco out to the fence on the right-hand side, making it large and connecting the whole backyard together. They both have pros and cons which is why the decision is difficult. Our alfresco will be extended to the fence to have an outdoor lounge/bbq area. I imagined sitting inside while the kids are playing on the lawn, when they’re in the pool I’ll be outside, so it was the practical option for us to see the garden from the leisure room. Although it’s nice to look out to your pool I agree. You’ll be able to see it from the dining room though. In the original layout, could you move the leisure room more to the right to give you a bigger alfresco? If you’re getting a concrete pool IMO you may as well get it custom designed to perfectly fit the space, that’s really the main advantage of paying the extra for concrete over fibreglass. We just got a fibreglass pool and had it put in before the build, but we had a bigger space to work with. I think you are right, separate dining and living area is the nicer internal option. If I compare the photos having the kitchen face the living feels more natural and open. If you run the kitchen cabinetry to the wall and then have the bifolds from the kitchen meeting with the bifolds from the leisure and then windows from the leisure out to the pool I think you will achieve a really open coastal feel. Would the pool then fit behind the alfresco which would be on the right and you still have that side yard access which would now be on the left? Not sure if that would work for you but just a suggestion, we mirrored our majestic layout for solar orientation. We looked at mirroring the whole setup but we wouldn't get the sun on the left hand side yard. If standing at the back, facing the back fence. It faces north, maybe more like a little north east. So the sun comes from the right to left over the backyard. Wisdom suggested the best solar orientation was the way it's setup on the image I posted. Not sure if that's correct?
