That might add a bit extra ha ha, I thought walls were about 5 mm, bit of brick, some frame, gib,....how thick would all that be.. more like 220 mm I had to add.. hence the extra 25 sq mets that it added to my plan. good luck mrs p, do you have a sketch to show us all? Its more the internal walls that add the larger area because across the house if your just calculating the room size that you want you forget about the walls. Usually the internal wall sizes are either 70mm or 90mm, across the house there may be a total of say 8 walls length ways = 720mm plus the 2 external walls totals 1.2meters by the width of 8meters thats 9.6m2 and thats only one section while it might not seem much it all adds up to quite a bit especially if trying to keep to a budget. They didn't change the floorplan at all from what we had sent to them (which was awesome - they said that we'd REALLY gotten the green stuff right!!), and they came up with the awesome elevations. It's almost the same house. The study in the one we are building is the playroom in the one above. The lounge in the one we are building is my office (the study in the one above) - which works better as I now have views to the playroom from my office. Hubby's office has been moved down stairs. Some of the spaces have been slightly reduced, but overall it's pretty much *** for tat. I am attaching our elevation. The definite colours we have chosen are Austral Georgian red bricks (dark red with splashes of black) and a medium-darkish grey shingle roof tile. Am not sure about having gutters/window surrounds/garage door etc a combination of grey and white or just greys. Our windows have changed too they are now awnings (but I dont have an amended elevation sorry). Would love if you have something similar you could show me. It is hard to visualise as we are not rendering and most new builds are rendered these days. As you can see the main bed and ens block the views from the living and pool area down to the valley, he is looking to maybe move the bedroom down towards the back and shift the living areas towards the front and the pool to the front so everything overlooks the valley. Thats right isnt it danrts? So any ideas for him would be great.... What's your take on it? From what I've heard, project home builders charge a whole lot less because they can basically buy all their supplies wholesale. They have their designs and they have "perfected" (I use this term very loosely) HOW to create those designs with minimal scraps and leftovers, so then know exactly what to order. Apparently. Some of them even order the frames already constructed to a given wall size - then they just put it all together like lego. They charge like a wounded bull for anything non-standard because it takes more effort for them to get it right, and because they can (they like to discourage people from too much non-standard stuff going on!!). Even the volume and project home builders that we spoke to who would do a custom designed home were still wanting to charge us approx 800k for that house - even with their volume discounts. We halved that by using Longridge's design and modifying it to what we wanted. We upped their standard pricing massively in doing so, but it was still a whole lot cheaper to do it this way than to have a completely bespoke house. One of the reasons why we chose our builder was because they had the theory that if we were willing to pay for it. I guess it's like anything. You can buy a dress off a rack for under $100, but you have a tailor create the same thing for you - same materials, etc, but fitted perfectly for you - you pay $300 or more. You expect to pay more for the personalisation. Works the same with housing. In the case of the above house we also wanted to use things like thermally broken aluminium windows, polished concrete throughout, rammed earth walls. Even removing some of these and opting for cheaper materials didn't drop the price significantly enough to warrant spending the money on that house when we could get almost the same thing for a third of the price (give or take). We also wanted massive underground water tanks. The rammed earth did add $200,000 to the total cost above brick, but that alone just wasn't enough. I think it's also a matter of if you're putting SO MUCH into such a beautiful house, you really can't afford to skimp on the inclusions. That, of course, didn't help with the costs! At the end of the day, the design that we have is a beautiful house. It should actually perform better so far as solar passivity goes, and also allowed us to use above ground water tanks (which would have been in the way of windows in the other build, so below ground were the only aesthetically viable option) - so that alone has saved a LOT of money AND allows us to use the tanks to protect part of the house from the hot western sun, thus saving even more money on energy use. And we still haven't had to skimp on anything - it's all what we want, right down to building using fully rendered hebel power panel for its thermal benefits. Rammed earth would have been nice, but this works just as well. Feel like I'm waffling and still not getting out exactly what I want to say on the matter - there's a LOT to talk about on this one!! And my brain is not working today - bit over tired thanks to a teething baby So I might leave it at that and hope that it makes some sense and answers your question! nathanbudde Your current design your building is pretty cool though. At least I got my gorgeous front door that I wanted. As mentioned in the above novel, the design that we are building should actually function better as a solar passive home than the previous house. Since we no longer have the upstairs area to use as a thermal chimney we have added several openable velux roof windows (electric operation, which we plan to hook up to the CBUS to control opening and closing according to data from the weather station which will also be hooked up to feed information to the CBUS). Which is another thing - going for the cheaper design allowed us to spend a lot more on things like CBUS - so instead of a basic CBUS system to drive lighting the house, we have been able to hook up home automation to pretty much anything that can be automated. So we can have the house effectively drive itself and issue alerts via email/sms/other means when it requires an action from us - ie, open or close the retractable blinds if too much sun is heating up the house, turn on the aircon and automatically open the roof windows if the inside temp is hotter than outside, tell us to open the main windows if the outside temp is cooler than inside, etc. We will also automate transfer of heat from the living area to the sleeping areas in winter (as most of the heat from the sun will be in the main living zone - a lot of heat will be captured in the thermal chimney/roof window shaft and can be transferred from there to other areas via simple duct/fan system which will be powered on/off and speed of fan by the CBUS according to temperature data). Lots more fun stuff, too! All stuff that we couldn't have afforded with the original design. So, apart from my beautiful facade, I really don't feel like I've missed out on much. Seems to me that it would be pretty easy to basically swap the locations of living and master bedroom wings - they're approximately the same size (give or take), and would fit nicely in each others spot. You could have glazing front and rear of the living areas, so views to the valley at the front and views to the rainforest (and did you mention swimming pool?) at the rear. You could have the master bedroom looking onto a garden (being that space currently between bed2, lounge and rumpus) with the study and bed 2 at the back sharing the hallway with the other bedrooms. Will throw something together and post it for you. Might have to rearrange things slightly if you'd prefer master bedroom to have rainforest views. Either direction, your views are stunning! I've slightly rearranged the ensuite. Gives you a bigger shower (two shower heads??) and vanity area this way, but takes up less space. I've swapped the location of laundry and powder room so that guests have easier access to the powder room without having to go tromping off into your bedroom area, but this isn't a necessity. your house, your way =) The bed5/study is now an odd shape, and a bit bigger than it used to be. This is to allow for passage way. Otherwise there was a huge landing-style area just sitting there doing nothing (which you may like - use as a library or a quiet sitting area with a little coffee table and a comfy chair?). Do you have young kids who could be woken by visitors coming and going, or salesmen knocking on your door during their nap times? If you want the long hallway then it's all good, but personally I would think it a pretty big turn off for a huge percentage of potential buyers should you ever need or want to sell... A luxury design builder i used to work for built a show home that won alot of awards etc and they had a $60k CBUS in the home. It was amazing, was an absolute pleasure to work out of and everyone was amazed by the CBUS.
