Browse Forums Building A New House Re: Custom Design floor plan thread post them here!! 1241May 14, 2012 2:15 pm Not too radical at all, I think Ive designed about 50 different itterations of this plan now! I have toyed with the idea of moving the study, kids bedrooms and main bath up to the top (with the study where the laundry is now), and moving the laundry and master bedroom to the bottom. I'm happy with any and every idea to get this house optimal!! No worries on the blonde moment T, we all have them. It's probably a case of me not articulating myself well enough! Picture driving from the street, straight into the garage, as you drive up all you see is the garage. When I post the estate plan tonight hopefully that will clear up the confision My building thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=56583&start=120 Re: Custom Design floor plan thread post them here!! 1242May 14, 2012 2:40 pm bringing your plan over. if you have girls, 2 sinks would be a preferred option I dont mind the double hall, you can have parties and the kids wont be affected too much. just the 2 doors into the bedroom wing was prob a bit much. that is what I meant, just have one way in and out my concern is the west sun into those bedrooms in the afternoon, in summer. Will be like hot houses, are you having eaves? if there is a way to have a bathroom and laundry that side, and the back of the kitchen with no windows, that would be better, but dont think it can be done, as you need the bathroom where the bedrooms are. an alfresco would be nice, if you use that sort of thing. mmmm, dont know! I like the plan as is though... but I hear ya re 50 designs so far. I was the same. Re: Custom Design floor plan thread post them here!! 1243May 14, 2012 2:42 pm Hi Ray! I wonder if you could have the master suite at the southern end of the block and the living area in the middle. This would do away with the double hallway. Tell him about your highlight windows to capture that northern sun T! Re: Custom Design floor plan thread post them here!! 1244May 14, 2012 2:59 pm jodge Hi Ray! I wonder if you could have the master suite at the southern end of the block and the living area in the middle. This would do away with the double hallway. Tell him about your highlight windows to capture that northern sun T! Awesome idea jodge - have bedroom 'wings' - kids up one end and master down the other (a lot of design do this) with living in the middle. Do away with the corridor space and utilise the living area with a court yard and better northern light. we have highlight windows (see page 88 of my thread) but not sure how it would work here jodge? Unless they had a skillion roof in the middle for the living / dining? What were you thinking jodge (really having a blonde day today!). Put all the bedrooms on the east with corridor in middle to the bathroom, study and laundry on the west. Then living in the middle (with wall and kitchen wall on west). Then master on the right, again with WIR and ensuite on the west. Or have the master at the front door if you prefer (a lot of designs have this too). Brilliant jodge! So it would start out skinnier then fat then skinner at the back end. Sort of like a snake that has just eaten a big meal. Apologies if no one understands what I am trying to say. I actually asked the builder about putting a row or clerestory windows above the ceiling line in the living area (eg above the dining room to face north), but he was reluctant as it would mean changing the rooflines dramatically and make us change the style of facade we like (don't want to go too modern... well the other half doesn't ) The main thing I like about this plan if I'm honest though, is the big open living area and squeezing everything else up the front lets us have this, and open out ontt the backyard to make the most use of the space for entertaining etc. We often have family & friends over so moving inside/outside is pretty important for us. I don't really care if its an alfresco or not though, the wife really loves the idea of cafe windows and servery from the kitchen to outside though. Thanks kiwi! Good point about the western windows, which is why I like the kicken on that side! We do have eaves planned, but not sure they will really give too much protection. I'll look at some reflective tinting for the windows I think - maybe even double glazing for that side. If I can make the plan work to have our bedroom on that side it might be better... I'd rather have the hot sun than the younguns. One door to the hall is a good idea too, the only reason I had two was to highlight the middle section of the wall and putt some speccy shelves or some bold art. One is probably far more practical though. Wow my posts are long... sorry for boring you all! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ we dont need jodge..... (well, maybe a little) if you had eaves, tinted the windows, double glazed them and had good block out blinds..those bedrooms will be fine there. I like how they are sep from master, i like the master getting morning sun and will be cooler in summer at night. I like how you have the 2 bedrooms together and I like the backyard/ kitchen flow i like how the master doesnt have a bedroom backing on to one of the walls...just my thing. the master has to not have anyone listening next door!!! I gave you a desk area in bed 2, and one opening to kids wing. i know..you are welcome Re: Custom Design floor plan thread post them here!! 1251May 14, 2012 3:45 pm oh, so you have heard about jodge?! Good point about the backyard. My snake won't work. So where is your back yard? Off to the right of your plan? Another thing for the Western wall - make sure you have sarking on the Western wall. We have sarking on the roof and Western wall for that very reason - reflecting radiant heat from the summer Westerly sun. You know, maybe that wasn't the whole site just the house design. It is the whole site, right? Yeah, best to have the living flowing onto the yard. OK, back to being blonde and dumb. I have seen LOTS on H1 I have to say. I haven't posted much, but I've been scouring through the site like a mad man for a while now! I feel like I know you guys a bit already. BTW, the green is the size of the block and pretty much to scale so the green area to the right is how much yard I have left... Jodge, looking at your track record of designs, if you would care to put a drawing together I'd sure love to see it! Haha, can you give us a list of your block dimensions, minimum setbacks, max house size & house requirements and I'll see if I have time to put something together tonight. Re: Custom Design floor plan thread post them here!! 1258May 14, 2012 4:09 pm Is there any reason why Bedroom 3 steps in? I can see why you need the extra room for water tank but if the wall of Bed 3 moved out in line with the rest of the front of the house, it would make a larger room and may save some costs in roofing.
