It's a big rectangular box, so will be cheap to build. Ray. . . I thought you could spend the money you save on a roofline, on a big steel beam and some amazing bifold or stacka doors which open up onto the garden, and a nice porch over the door, to draw attention to it if people call over for the first time. Oh, and a lovely covered section and maybe a solar pergola for the garden. Here's the house on the land (1m from east boundary, 2m from south (maybe you could put a clothes line down there? and your water tank?), and 1.5m from the west boundary, for access. I l!ed. . . it's only 1m from the south! You should seriously considering doing this for a living! Easy enough to put the tank on the HT wall. Not sure about clothes lines, but it could also go on wall of guest bedroom (can screen off from the front entry door and will be very accessible to laundry). One thing I thought of is that there isn't a lot of storage space in the bathroom. However, there is a massive linen cupboard, so maybe that's not so much of a issue anyway. I agree on putting the clothes line on the western wall! If this design blows the budget, you could whip 1m off most of the east side by pushing bed2 and bed3 in and getting rid of the hallway, and taking 1m off the kitchen, dining and pantry, or living room and foyer (or 500mm off each). This would give some more garden area if council required it. Ray. . . we arranged a meeting with the council guy who was going to be assessing our application when we were sussing out designs, to see if there were any specific requirements. . . they can definitely point you in the right direction (and might even be able to give you some insider info on builders, just in case you haven't chosen one yet). Council may have a minimum setback though. .. but absolutely no reason why you couldn't bring the garage forward to the setback line and utilize the back area. . . or even extend the garage to give you a workshop or storage space at the back.
