However, maybe on our budget, it may have to be one of those chair lift things that attaches to the side banister of the staircase!!!! Ok...maybe this as a "forever" home is being a bit ambitious!! Let's say its my home for the next 40 years, then when I'm in my 70's...I will sell and move on to something smaller and more practical...but for now...impractical is perfect

In the 3D you have (with the shadow) - is the sun orientation north for Australia / Melb? (in the programs we used we had to set it for Sydney sun as it was a US program). Anyway - my comments are above about trying to re-position to better use the north. A Stannah stair lift. . . only problem is, you'll need 10 of them!!!! HAHAHAHA! You may not think so, but I was quite serious about the lift. We built a split level house on a sloping block, there's no way we'll be doddering around this baby when we're old (probably because we'll kill each other before then. . . but that's beside the point ) Ok, so you're younger. . . I won't hassle you any. . . ok, MUCH more about considering sale-ability of your house. .. but you never know what may come in the future. .. if it's not going to compromise your design aspirations, it probably would be a good idea to make your house saleable too. And finally. . . WOW! Looks amazing! I love to see 3D images of the facade . . . makes everything look fantastic. Now I'm going to take a jolly good look at your plans. . . We thought ours was just a gentle slope. . . but managed to fit a separate garage underneath our house on the low side. . . HAHAHA! We didn't have a clue! Just looking for you to agree and make me feel better. . . really. . . HAHAHA What kind of cut and fill restrictions do you have with your council? Edit: Are there restrictions on the amount of storeys you can build? It's weird, but the block looks relatively flat to the eye with just a gentle slope..ended up being a 4m fall across the block which meant no volume builders for us! So feel beter jodge..you are not alone there. The good thing is, we got a company who specialise in building on slopey blocks to manage our build and work with us to design the house. They usually build on blocks 4 times slopier than ours, so when they came out to look at the block, they couldn't believe volume builders wouldn't do it. Compared to what they were used to working with, my block was as flat as a pancake!! Havne't been told of any cut and fill regulations yet, by lifting the house up to work with the slope we are aiming to minimise the cut and fill required. Jodge, if you also have a split level home on a slopy block, how did you go about eliminating the need for so many staircases? How do you get into your house from your garage etc Is yours 2 storey? Re: Custom Design floor plan thread post them here!! 1207Apr 25, 2012 7:21 pm We're on an acre, so were able to build a ranch-style house. it's really long, so we were able to fit a whole three-car garage underneath it at the lower end of the slope. House is on top, garage is underneath. I think we had about a 1m slope per 10m from memory. We've just got one staircase between the garage and house. I think most people think their land is flat when they buy it. . . the project-home builders must be soooo used to it! You should be able to get cut and fill info from council. Maybe even on their website? But probably not. . . hahaha Really good to hear that you're working with the slope though. . . there are so many people on our estate that just haven't. My partner and I are planning to build our first home and are trying to decide whether to go with a project builder (PD, GJG etc) or do a custom build. I was just wondering if any of you checked out project builders before making your choice to custom build? We are worried that a custom build is out of our budget but once we make all the changes we want to a project plan it might not be so cheap. Did you find the custom build was much more expensive than a project build? Would be very grateful for any stories or examples you could share with us. Thanks!!
