Custom Design floor plan thread post them here!! 2142Dec 05, 2016 5:34 pm architect_yourself Do you really need a family room, activity room, and two separate lounge rooms?! The master suite is too big and will feel strange with all that space around the bed (unless you also buy a HUGE bed of course) Which way is north? Are the bedrooms built hard on the boundary? Why don't they have any windows? Hi The aim of having activity room or family: 1- make privacy for the back of the house as u can see , anyone can see the end of the house from the front door and yes I am going to make skylight for them 2- what u can design in this area ( not easy area) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And for sure it's not the final plan it's missing windows and few doors Wait ur opinion Re: Custom Design floor plan thread post them here!! 2143Dec 05, 2016 6:20 pm OK thanks for clarifying all that. personally, i would swap the master bedroom and the kitchen/pantry areas over. You want to come back in the car from the shops and take your shopping straight in an put it all away, without having to carry it all through the house. It is also good practice to orientate the bedrooms towards the south as they will be cooler and darker which is what you want for a bedroom but not for a kitchen really. Be careful of west facing glazing as this will cause your house to get quite hot in the late afternoon as the sun starts to set. I don't think you need all of those living spaces and all of those toilets. I think two toilets for 4 bedrooms is enough. Perhaps a family bathroom and a separate WC and then an ensuite with it all in the same room. I appreciate that the wedge-shaped site is causing you problems but that may also be because you are trying to fill the whole site. There is currently a lot of wasted and unnecessary space in your plan. Perhaps the house would be better as an l-shape open to the North where you could have a decent, private outside space that gets lots of sun but is hidden from the street by the garage? Re: Custom Design floor plan thread post them here!! 2144Dec 05, 2016 6:23 pm It may well be that you are restricted a bit by the software you are using. Maybe try sketching rough bubbles by hand first so that you can be sure to get the rooms in the right place on the site and with the right relationships to each other. Think in terms of zones initially. So bedrooms (quiet / passive zone) along the southern boundary, garage, entry, study to the street and the east (public zone), then the living spaces - kitchen, dining, and lounge area facing north onto private open space (private / active zone). maybe this article might help: http://www.architectyourself.com/bubble-diagram/ Re: Custom Design floor plan thread post them here!! 2145Dec 05, 2016 6:25 pm you aim should be to build the most efficient house for your money, something that covers all of your needs with the minimum footprint, otherwise you are just wasting cash Re: Custom Design floor plan thread post them here!! 2146Dec 05, 2016 8:21 pm architect_yourself It may well be that you are restricted a bit by the software you are using. Re: Custom Design floor plan thread post them here!! 2147Dec 09, 2016 2:11 pm Craigasaurus I don't mind it. You could put an aperture (hole in the entry wall up high to let some light into the activity room. I do think the family room a it of a waste and feel it might go unused. My other concerns would be the bathrooms. The main bathroom has a small vanity and seems to bottle neck between the shower and bath. The ensuite could be reconfigured to cut into the powder room more. As, even though it's a big bathroom it might feel small with soo much going into it. I like the rest of your plan though. What do u think abt this one Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Custom Design floor plan thread post them here!! 2148Dec 09, 2016 6:23 pm Imo if you turned the bath to the exterior wall you would get rid of the bottle neck between the shower and bath. But the position of the door and basin seem better. Maybe change the direction the door opens. Id love to see your revised layout taking some of these things on board! Re: Custom Design floor plan thread post them here!! 2154Dec 24, 2016 7:36 am Its definitely getting better! Are you drawing thee by hand or using a software package? Personally I would try to get away from following the angles. The triangular shaped plan is going to make everything more expensive to build and you end up with wasted/unusable and strangely shaped spaces Re: Custom Design floor plan thread post them here!! 2155Dec 24, 2016 3:28 pm I'm no expert but I agree with above. Maybe try staggering you rooms. The roof is also a major consideration and expense to oddly shaped buildings. Re: Custom Design floor plan thread post them here!! 2159Dec 26, 2016 1:58 pm I didn't realise you were paying somebody to produce these designs for you. They are really not good enough and he is clearly not doing what you ask of him if he keeps producing these triangular shaped plans. His designs will end up costing you more money to build and you will have less usable space in your house. I think you need to find somebody who is a 'designer' rather than just a 'draftsman'. It might cost up a little more upfront but it will save you a lot of money in the long run Re: Custom Design floor plan thread post them here!! 2160Dec 26, 2016 2:08 pm architect_yourself I didn't realise you were paying somebody to produce these designs for you.
