Still, having the ability to go from the garage straight into the house, as we have now, is a feature I (and more importantly the boss) would really like to keep. I certainly agree that having a north facing yard would be really nice, but working with what we have, which includes a min 3m setback from the rear of the property as I have just checked, that doesn't leave us with a lot of other options. The only other thought I had was to have the whole garden in the middle of the house, eg where the courtyard is now, and building the house around that... maybe with a narrowish hallway along the western wall and all glass out to the garden from all aspects... I have no idea how this might work in terms of room configuration, but it is the only other option I can think of that still allows us to have a garden with some northerly (albeit mostly easterly) aspect, and have the garage attached to the home. Anyone think this might be possible, or too impractical? The pavillion style or wing style of house is brilliant I think, and I would love to live and build like that one day too. I think it might reduce the usable outdoor space a little too much, but I might mock up a quick version tonight and see how much space we can aqueeze in at this stage I'm thinking master bedroom on the northern side of the yard (at the front of the house) and maybe all the kids rooms at the back. if anyone else would like to have a crack I'd be happy with that too... hint hint... But I'll be upfront, if I have an idea (not guaranteed, by any means), it'll come back as a handdrawn sketch, nothing as fancy as Jodge's designs! 2010, June : Land bought (1700sqm, battleaxe block). And if you have sheds, bikes and other stuff then that can all be out of the way and a nice peaceful, sunny and private yard in the centre. Which is kinda what I was getting back a few pages ago with taking the study away from the original design. Well, I'm going to have to put up the obligatory build thread soon anyway so might as well start one now. As for the setbacks for the land, we're still 'negotiating' with council about what they might accept, but at this stage the garage is set to boundary on two sides, and it'll have to stay there to meet the 6m setback from the street. The only other ones are the 900m from each side and (we think) 3m from the rear. Peta, if you care to put up any suggestions, be they just descriptions, hand drawn sketches or working drawings they will all be very greatfully received!!
