There is great storage everywhere else but only pantry or overhead cupboards in kitchen. If the patio is being used as an undercover drying area, bring it down so it is in line with rumpus roofline and then extend laundry out so that it has a door on the southern wall out to the patio. My building thread https://forum.homeone.com.au/viewtopic.php?f=31&t=53000 Re: Custom Design floor plan thread post them here!! 1659Nov 29, 2012 8:14 pm Hi Roadrunner14, my thoughts on your plans (which may or may not be relevant to you): The gargage & kitchen seem a bit far apart in terms of carrying 3 or more loads of heavy groceries from car to kitchen. Consider whether cars will be coming or going when people are sleeping in bed 4 & bed 2, as I think the noise of the car engine & the garage door opening & closing would wake them. Bed 1 is a long way from the other bedrooms - fine for teenagers, no suitable for anyone with young kids. Although you might not have young kids it could take young families out of the market when you sell. The doors from the Office to the verandah seems like a nice idea, though it does reduce the amount of furniture you can put in this room. It's good that the media room is not against a bedroom wall. The layout generally seems unusual. It might suit your block & needs really well, but it seems to make things more spread out so it looks like a long way to walk from end to end to end. I also wonder whether it is dividing up usable yard, where an "L" shaped house would leave one larger yard area. I've read that each corner in the perimeter of the house increases the cost of building - you have 35 corners! I would consider ways to reduce corners to simplify the overall footprint and roof shape, so you'd have more to spend either on interiors or holidays. For example, maybe it would be cheaper to make the pink lounge room slightly larger so it lines up with the ensuite & porch edge? Lastly, consider which rooms you use most during the day & see if you can put them on the north side. I use my office during the day so I'd put it on the north - like where the ensuite is (& put bed 1 where office is & ensuite where bed 1 is - ?).
