Re: Custom Design floor plan thread post them here!! 564Feb 28, 2011 6:32 pm kiwi my master is off the living too, and we have a drying area and we have an entry that kind of takes you into the kitchen/ family straightaway and we have a walk in pantry ..but your laundry rocks!! I personally wouldnt have an open en suite, but that is cos my hubby is soooo noisy first thing in the morning. I am worried about the ensuite being too dark if I close it off, but if i have a skylight then the door will have to be closed overnight so the bedroom is dark. I have attempted to draw my plan with a program but cannot seem to get the dimensions right. It isnt to scale is it? cos if it is a 3 x 3 office with an ensuite in it it will make it 2 x3, about as big as a pantry! if you draw it to scale, you might see you have more room for a 2 way bathroom. If you are having one bathroom for guests and you, I would prob still put a basin in the loo for the kids. If the bathroom is busy, they may not want to go to the laundry to wash their hands, if it is hard to get to. ie clothes, stuff all over the floor etc you have saved on an extra shower etc, the basin is about $89 plus install. Rik which layout do you prefer? do you want to get to the lounge from the kitchen or not? I think the 2nd gives you a bigger kitchen....I think?! not sure! the first one gives you access to 4 sides of the benches. if you have lots of kids, would prob be better...? I have extended the master by 1 met...so the old wardrobe is longer, but that has meant there is more room for a 2 way loo. I take it the office only really needs a loo? and if it needs a shower, it can access the shower via 2 doors. have put in a basin, so it is like a powder room I have put double basins in master ensuite..but you dont need it, just cos the lines kept coming!! and a slightly bigger shower. If you only have one opening to WIR, (nearest the ensuite) you can have more storage in there. I have also widened it to 1.5 mets wide. I have decreased the office size, but you can change it to suit. it was just a thought..... please completely ignore me if you do want 2 bathrooms... I am useless at this sort of stuff! bring back somewoman!!! windows can go where the loo is, at the end of the wir (so it isnt like a cave). even a long high up narrow one would give light.. and 2 across the front? should give light to the shower and basin then you could make the ensuite fatter...and take some more off the masterbed. as there is room there.... I like the idea of a bigger WIP, my bedroom was on the larger size so could easily be reduced. The office is a good size , but I am worried about access for visitors to the toilet if it is in the corner. They will have to go around the desk to get to it. Moving the lounge door makes perfect sense. Do you think the main dining/family room is too vast? Should I try to reduce it by putting a fire place in middle? So it appears cosier? Any comments on the kitchen, I am worried about the WIP being too long and skinny. My thought was to have 2 openings, 1 on either side of the oven, which will be a freestanding oven in a fire surround (like in traditional kitchens). Any thoughts? This should give you enough space to drop the toilet area of your ensuite down into the office space so you can have a door into the toilet from the office (so toilet is shared between office and ensuite). With the cavity slider between toilet and rest of ensuite, should have plenty of space. I would also put a small basin in this area as well. If you go for the no-door option from bedroom to ensuite, it means your clients will see your bedroom when they go to wash their hands. Means that room has to always be tidy looking. If you put a small basin for handwashing in the toilet area, the connecting door to ensuite can remain closed. If you are unsure what I mean, let me know and I will try and draw something up when I get home from work. Building tip No. 3: A raft slab will not get you down a river. Kiwi, you moved the toilet to the right side of the ensuite. I mean leave it where he had it on the left and instead of a small corridor between the 2nd toilet he had and the ensuite toilet, join that space together. This is the plan he has come up with, with sketched-in amendments made during our meeting on Wednesday. Sorry about the colour, the black and white view removed a number of the faint lines as well! I'd like to build a strawbale house, but am being told that it will be too expensive for my budget. The plan as it stands, is suitable to be partially built with strawbale, and some form of cladding for the little bit of walls on the northern side, with brick for the garage and bathroom areas, or completely from brick. I'm proposing to build on a 2032sq m (a little over 1/2 acre) block just out of Canberra, so I don't have to worry about views into neighbours or fences, because there is plenty of room for screening plants. The addition of the pantry pushes the bathroom and loo out a bit, and I'm considering having a larger ensuite, using most of the space allocated for ensuite and walk-through wardrobe, whilst stealing the wardrobe originally allocated to what my designer persisted in calling the third bedroom, despite my being (I thought) very clear about that being a secondary and occasional purpose of that room. I think I would also like to put a verandah along the length of the house on the northern side - even with double glazing, my experience in my current home with most of the north walls being glass is that shading is necessary. The house I will build is for ME - resale is not a consideration - I won't care! Any thoughts or comments you have would be appreciated. And sorry to be so very "wordy".
