My building thread https://forum.homeone.com.au/viewtopic.php?f=31&t=53000 Re: Custom Design floor plan thread post them here!! 248May 24, 2010 9:33 pm Barker should have mentioned where you entered!!! The entry is through the hallway between the master bed room and the lounge. Garage would open to the left at the back of the house, if that makes sense. We are building on ten acres and we will be building in time (when the budget allows) a shed on the left hand side of the house. We wanted the garage to be under the one roofline so from the front you would no see it. I guess an old farm house style of house is what we wanted. We are very interested in the solar passive aspect of the house so any help in this area would be appreciated. Also any input in regards to the passive solar aspect and in positioning the alfresto would be fab. Cheers Anne Re: Custom Design floor plan thread post them here!! 250May 24, 2010 11:16 pm mum2cj - looking at your plan, you currently have the laundry and pantry running vertical. Have you thought of running them horizontally, and having a doorway on each end of the kitchen bench? The doorway closer to the outside can be the laundry - giving external access to the alfresco area from the laundry. The doorway closer to the entry can be to the pantry. This also allows you to do something funky with that big feature wall and use it to give your house some WOW when you walk in the entry. AND this way you don't need to walk through the pantry to get to the laundry. We're cutting a hole in our pantry to the hallway to add in a fishtank. It will have a picture frame surrounding it, and basically look like a piece of art on the wall from the hallway with the tank sitting inside the pantry. I like the location of your alfresco. It won't interfere with your northern sunlight into your main living areas, and would be easy to hang some shade blinds from to block western sun from hitting most of the living zone. Very smart. The angle of the house (slightly off due-north) only adds to this effect. Well done =) Re: Custom Design floor plan thread post them here!! 251May 25, 2010 7:17 pm somewoman mum2cj - looking at your plan, you currently have the laundry and pantry running vertical. Will have a play around with it. I was hoping that the alfresco would have this effect. Nice to have some reinforcement, as I am new to all this solar passive design stuff. Find it very interesting and sad more people don't consider it when building. Thanks Re: Custom Design floor plan thread post them here!! 252May 26, 2010 12:00 am ingrid So here is what we finally sent to our architect (from whom we didnt get a very nice reply). Just for those that are interesed. Will let you know what the outcome is. Will have a play around with it. This is TOTALLY a rough version, but here was what I was thinking with laundry/pantry: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I've brought the pantry entry door out in line with the cabinetry as I figured it would add more symmetry to the kitchen if you have your fridge recess at the opposite end of that bench. You would lose a lot of bench space along that wall, but it should be sufficient to have a 900mm cooker if you wanted it (and some surrounding space for utensils/ingredients/etc). There's heaps of room to enlarge your island to more than make up for any prep space or cabinetry lost by doing this. The laundry door is still recessed back from the kitchen cabinetry to add symmetry with the void that is the hallway on the opposite end of the kitchen. Hope that makes sense! Re: Custom Design floor plan thread post them here!! 254May 26, 2010 7:56 am If you moved the dining room door over nearer the family room end, you could use that hall space for a larger bathroom/ or walk in linen, or storage in the lounge...seems a waste to have it as a hall, when a slight door change could give you a whole load of options.. free standing bath!! whoaoaoa! storage for the dining room (built in cupboard for games, even a computer nook??) options options!! I am sure that area could be re jigged to make it more efficient....and still have a sep loo Re: Custom Design floor plan thread post them here!! 256May 26, 2010 10:00 am kiwi oops, I see you have a loo there... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I'd also steal a little chunk from the bathroom to add a vanity basin in the loo. The indented bit of wall could then be used to frame the shower or something. It would look really good, and be really practical for anyone using the loo when someone else is taking a shower. Re: Custom Design floor plan thread post them here!! 257May 26, 2010 6:05 pm Hi everyone. Well yes, we did tell our architect we had enough. He thinks he's done more work than he really has. He is writing up an invoice and sending it to us so still yet to find out the damage. We visited Adelaide Designer homes on the weekend and just for a chat. They seem quite nice. Just going to tidy it up a tiny bit more and then thinkn we will take it to a few builders. Based on their ballpark figures we will decide who we want to pursue it through. There may even be a few of them (since they seem to be at least willing to go some of the way with no obligation). Might also pursue my friends hubby how is an architect for some more input and he may do our final drawings, elevation etc before we go to builder. Thanks again for all your input. It was certainly valuable and gave us some great ideas. Will let you know when we get any further. Re: Custom Design floor plan thread post them here!! 258May 26, 2010 6:28 pm Dear All.. Fantastic thread. I was just wondering why the wet areas are pushed out under them? and why the 2 bedrooms arent either..to make them slightly bigger and then a bigger wardrobe, bed 3 looks quite a small wardrobe. I know a lot of people are not big fans for sliding doors in the laundry...harder to clean etc and a waste of what could be a wall....cos there is glass there and you cant have anything up close to the window..whereas if it is a single door, you can use that wall for a linen cupboard etc LOVE your courtyard...how nice will that be ay! Re: Custom Design floor plan thread post them here!! 260May 27, 2010 2:26 pm Hi Papaydog, I agree with Kiwi re: the walk in robe in main bedroom. Other things I would suggest are: 1. Switch wardrobe placement in Bed 2 to go against wall with WIR and make it a double wardrobe. Make bed 3 a double wardrobe too. 2. Remove broom cupboard and make entry into the WC from main hallway (as will be the only toilet, not the nicest to have to go through laundry to go to toilet and my laundry is usually messy so close it off when people are coming over). Then move door into laundry up and make linen cupboard horizontal (doors opening into hallway). Would still have enough room in laundry to make a small broom cupboard so no real storage space lost but I think a much more accessible design.
