That gives you an almost perfect opportunity to build along the east/west line, which would give you perfect solar orientaion - ie all living areas on the north side , bedrooms and services on the south side. Living areas would all be looking north out onto the court You can still build a pavilion style house (or whatever style you want) . We might take that on board. One concern is how close that would make it to a East/West tennis court which is obviously not favourable with a tennis court as one person will always be facing into the sun. In addition we would like to have a swimming pool at some stage plus we do have a 'view' out towards the 'back' of our block which is the line parallel to wilderness court. Another question wondering if anyone can answer. Our address is on Wilderness Court (a new street put in when a massive block was subdivided) but the main thru road is Walford Court. Council planning specifies 8m clear on frontage and 3m on other sides. Our architect has indicated he thinks the main thru road would be considered our frontage even though our address is on teh side street. Anyone have any ideas? Re: Custom Design floor plan thread post them here!! 135May 12, 2010 9:03 am That is also less than ideal tennis court placement as it really screws you over if youdo decide to subdivide and sell that land. A double storey home in that location would possibly shade you out, and you would lose the shed. Putting the court where the shed is limits your build area a lot more. We can have a play and see what we come up with, buy honestly I prefer the corner house placement. You're just going to need to spend some time/money dealing with shade for those semi-east/west facing bedrooms
edit (sorry - had my baby climbing all over me refusing to let me type good solar orientation is paramount. If you can get your living areas right it will make a massive difference to the comfort levels in your home. The bedrooms are generally stacked along the southern end of a build, then you rely on thermal mass or the like to keep them warm (or the fact that most people only use their bedrooms for sleeping, so they don't really need to be warm). Putting your bedrooms where you have them allows them some degree of northern sun, but also western. You'll need to put some thought into how to capture the winter heat and block out the summer, so you will likely need to shade them from the top and side. Taking this into consideration, and you mentioning that you *may* lose the tennis court, I think your hopes to span it around the corner like that are the best way you can do it. You still ensure yourself a pretty large and usable yard (which is VERY good with young children) even if you do sell up the court area. You also allow someone else's land to be closer to your house, which in turn increases the possibility that a double storey structure can be erected and shade out your living areas. The best solar-oriented house in the world fails under that circumstance. Granted, it would be such a deep block that it is unlikely you will get shaded out, but you just don't know what the future holds. Medium density housing these days is often a bunch of double storey townhouses squished in to a single block, and that being the case you could just about count on double storey the whole length of that block I think future proofing is pretty important as well as thought in orientation baby back, can't type any more. Looking at the roof design, it seems that there are spaces along the walkway between building which are not covered. Is that correct? There are what looks like walls, but no roofs. If that's the case, might rain be a problem travelling between them. (would not really like to get wet when going to bed). Or are awnings or some other covering planned which is not in the plan? I like her hairstyle in 3 piggy tails). Especially about future subdivision and a 2 storey house. We actually have some views over the coast and sunset in early autumn/winter (up the top of a hill). Assuming the tennis court goes there its not an issue as we cant be blocked out. There is a gentle slope and the next house down has about 10 Acres or more. I'd talk to another architect/designer seriously. It doesnt look like he's given any thought to the best way to aspect the house. Living areas on the south side. Garage/laundry/store on the north - and next to the tennis court ?? . Some pretty basic stuff there. - if he can't get that close to right I'd be worried . Re: Custom Design floor plan thread post them here!! 139May 12, 2010 10:28 am Perhaps you are right BUT to be fair we did have a fairly tight set of requirements (which perhaps we need to relax a bit). For example, we wanted the laundry and a toilet to be on the outside of the house facing the potential pool area so that there is a wet area to enter. We have friends who recently built and then built a swimming pool later and you now have to walk thru their dining and lounge room to get to any wet areas. We also wanted (but maybe not possible in his pavilion style) to be able to see the rumpus room from the kitchen (as in the short term that is going to be the kids playroom until they are old enough to use the toy room in the kids pavilion). In addition, we didnt want it too open plan (one long continuous room). So this alone started to put more limitations to where things could go. We have sent him an email requesting he think a bit more about the whole energy efficiency thing and natural sunlight in the rooms (he originally put a pantry on a front facing wall and blocked the kitchen from ANY sunlight at all). Hoping he comes back with a bit more thought in it. Even little things (that I know can be added later but from the point of view that its a simple thing to add) like linen storage etc are not there. If he can't come back with some solutions (and we dont get any good ideas from here) then perhaps we need to find someone else. Seems like a fair bit of wasted money but by the same token its not much compared to the build cost and its better to get it right first! Re: Custom Design floor plan thread post them here!! 140May 12, 2010 10:47 am Have you thought of aligning each pavilion on the north/south axis and having walkways go through between them from there? That would allow you to pick and choose areas to have north or south exposure, reduce the east/west glazing, etc. ie, you could give the toy room north exposure and the kids room south. The walk ways could make nice breezeways of you have opening windows in them, and that could help improve the thermal efficiency of your home. Especially if you can work out where most of your evening summer breezes are coming from and place the swimming pool in that area - convection currents from the breezeways would basically give you free evaporative cooling by pulling air into the house off the swimming pool. I think you can do what you're after and really make it work. People have built pavilion style before with covered walk ways. If it has been done before your architect is probably relying on being able to locate all the information needed to make it happen. It shouldn't be hard. Having said that, by squaring the pavilions to north/south you would also make the walkways a whole lot easier to implement all under the one roof.
