Master bed, bed 4 and guest bed upstairs, swing the doors the other way to give more privacy. ( like in downton abbey if you ever watch that. It is the way doors use to swing, so you could lie on the bed and have the door agar and no one can see in) Master bed ensuite, swing door other way to block loo. Double vanity in downstairs bathroom so kids can brush their teeth together, wash hands while someone is brushing teeth or washing their dolls hair etc Guest bed upstairs..wardrobe? If not take a sliver off the storage room for a wardrobe. Even if it is a play room, handy to store toys. If there is a build in wardrobe there. Just my 2 cents plus gst Re: Custom Design floor plan thread post them here!! 1909Jul 07, 2013 11:43 pm Hey firefox, building with Format?? our current house was with them, second might be too. Your plan is very similar to our current house but we are single storey. And its very similar to our first plan till the footings blew out. a few things... Would you consider swapping the study to be north facing and put bathroom/laundry to the side - would be a nicer lighter room. Also the family room doors that are west facing with no protection from alfresco will be hot hot hot....from our experience of same sited doors (our trees are getting just big enough now to make a difference) Same as kiwi would make a cupboard in playroom. If there is a build in wardrobe there. yeah the format guy got the guest and bedroom 4 mixed up, i think its a great idea to have a storage room instead of a useless void great idea about a double vanity, thats on the list now! i am concerned about the size of the rooms. thinking they might be too big, how deep are built in robes normally? 600-800-900mm? those sizes are without the robes of course bluesteel Hey firefox, building with Format?? our current house was with them, second might be too. Also the family room doors that are west facing with no protection from alfresco will be hot hot hot. the study/den will be my hiding spot, so i want it nice and dark and gloomy the outdoor spa will be just outside from the bathroom, so we want to make it easy to get changed/shower etc we want to include a complete verandah around the rear and westside of the property to combat the heat, since it gets so hot in adelaide as you know do you have a design/thread or blog for your build? thanks for your quick replies already guys! 2nd-Fix | Blog Building with Desyn Homes previously with the insolvent Endeavour Homes Re: Custom Design floor plan thread post them here!! 1911Jul 08, 2013 5:58 am i would not be concerned about the size of the bedrooms as they look great as kiwi said ad a wardrobe in the guest room. i would not have the wall between the family and living as i love open space but that is me . but it is a great plan Re: Custom Design floor plan thread post them here!! 1912Jul 08, 2013 6:37 am I think normal wardrobes are min 500 deep? I'm not really sure, but go as deep as you want. Is your roof pitch high enough for storage in the roof? Christmas trees, suitcases, tents etc, if so put a loft ladder in your man hole space. Makes it a slightly bigger man hole but with some ply boards thrown down on the joists, you get some great storage space up there. It will be hot up there, but plastic Christmas trees and suitcases can take it. Make sure all choc money has been retrieved from the stockings...before storing ! The ladders cost about $300 but so worth it and get a light up in the roof space, so you can see. Mount it on a joist. Re: Custom Design floor plan thread post them here!! 1913Jul 08, 2013 8:20 am double vanity - great idea for kids - in on the cards in next house our steel frame has a massive roof space so using roof space is a great idea walk in robes usually 600mm deep my husband wanted a dark study/hole...... we don't have a thread/blog of first build but happy to answer any format experience questions but was 3 years ago - some new builds happening with them now - have posted new plan above somewhere - will repost new version (great advise on forum be careful of north sided verandah size to maximise your winter light Re: Custom Design floor plan thread post them here!! 1914Jul 08, 2013 8:37 am With the garage there are two single doors. Why not make it one double door? Re: Custom Design floor plan thread post them here!! 1915Jul 08, 2013 11:43 am Is there any way you can flip the plan and have the living space and side verandah on the eastern side? The morning Sun would be lovely. We had a verandah on the west side of our house and could not use it most of the time in the summer as it was too hot Re: Custom Design floor plan thread post them here!! 1916Jul 09, 2013 11:40 am bluesteel have posted new plan above somewhere - will repost new version yeah would love to see your design with them, whom was your home consultant? ive had a great experience with most of them so far. They are certainly on our shortlist, rating them next to dechellis matt_will_fix_it With the garage there are two single doors. Why not make it one double door? not sure if they make rollar doors to suit 7m wide for residential? we want to get 2x cars in comfortably and a motorbike side by side FairmontSAcustom Is there any way you can flip the plan and have the living space and side verandah on the eastern side? We have a wider garage door, not sure exactly how much though. We also wanted a bigger garage. I'd be tempted to rejig the plan so the alfresco is in the back garden. I'd prob not worry about the rear roller door in garage and make the house wider. Just personal preference though Re: Custom Design floor plan thread post them here!! 1918Jul 14, 2013 1:26 pm Hi Everyone I'll join in and pick your brains at the same time. Here is my elevation: http://img545.imageshack.us/img545/2971/vd6i.jpg My current choice for colours is as follows: Roof/Fascia/Gutters/Garage Door - Shale Grey Main render - Dulux Tranquil Retreat Blade going through roof on the left and also the left hand side of garage that has the little step back - Dulux Stepney Blade on Garage that connects to the steel poles - Dulux Mt Eden What do you think? I'm hoping I am on the right track. I was attempting to go with stony grey colours however would love any input anyone has!! Thanks everyone. PS: Just noticed the downpipe on the garage wall - thats not there, we have concealed downpipes on the front so disregard that one!! Re: Custom Design floor plan thread post them here!! 1919Jul 14, 2013 1:40 pm nice house, useless at colours Im afraid looks nice though Re: Custom Design floor plan thread post them here!! 1920Jul 14, 2013 1:43 pm Haha, thanks Kiwi!!
