Glad to see that you have liquidated damages of $250 per week. This will at least provide some incentive for the builder to finish on time. You mentioned "The thing is they are going OK time wise its just the other things that are getting to me!!" I must have missed the other things. What are they? Hmm I think there was a tad more than a slab in the anti not so long ago [url]https://forum.homeone.com.au/viewtopic.php? t=2414&postdays=0&postorder=asc&start=0[/url] Wadda ya reckon vanderlay - go the slab or the original bet Re the payments - I can't beleive builders get away with that sort of payment scheme, no wonder they go into go slow mode. I did a costly software project not so long ago and we had 25% of the payment withheld in the contract - for a period of 2 months as warranty money. Once the system was up and running and doing as designed for that period of time - and on the date we said it would be ready with some very large "if we were late costs" in there too - only then would the final payment be made. All on time and we got paid on time. Go the HIA and stop the sort of stuff that seems to be happeneing at present. Im now in week 44 (effectively nothing has happened for last 7 weeks) and thats only from when the slab went down. All up, from sign up, it has been 84 weeks for a basic single story 4*2 house. I think sometimes I am to patient for my own good, but if they dont have it ready for the booked in inspection on Tues week, all hell will break loose!! Best of luck with it all !! But then again I suppose no one in here thought they would have some of or all of the problems they are having either.

sorry to hear this Matt. I had really hoped that your early enthusiasm for Carlisle would run through your build. The pessimist in me didn't think it would happen though. Hope I didn't jinx it. Friend of mine is building in the Promenade in Doreen. He has the same kind of problem. M$%^&con are contracted to deliver the house around the first week of Dec (- I forget the exact date). The supervisor (since left/fired/who knows) told my friend 6 weeks ago to prepare for a move this week. All that was remaining at the time was tiling, some repairs to things not built to plan and that was about it. Sadly, tiling has only just started back again this week and the new supervisor has told him he won't be in until the actual contract date. Doesn't help my mate who booked his annual leave for this week and can't change it now not to mention giving notice to the rental house he is at the moment. he'll now have to move into his parents and then move again into the house over a couple of free weekends after handover. pretty sh!tty if you ask me. Re: /my rant Carlisle Homes 32Sep 25, 2007 9:59 pm Hi Matt, I am sorry to hear about your probs with the house - I can imagine how hard it must be being so close to the end and then seeing things slow down so much....I wonder if "D" would just communicate more effectively instead of giving you the runnaround things may feel less frustrating....
Having a supervisor that is honest with progress updates, and keeps in regular contact is echoed many times as being so important on this forum -a lesson I will be sure to take with me on my road to building.... Hopefully you will see heaps of progress over the next couple of weeks...and a finished product soon after! I would be confidant that they wont go over their contract finish date - particularly with so many potential customers (us included) reading... I need to point out that we were advised that end of September to mid October was the "expected in date" and Carlisle Homes have until later (i think "R" said until 30th December) to actually complete the home. It is important to keep to the facts in an instance such as this as has been pointed out in many other threads...
