Browse Forums Building A New House 1 Apr 29, 2010 5:34 am Hi, We are currently in the design phase of building a relatively small house in the back of a existing property. Our maxium allowable dimensions for the home is 13.2 wide and 14 deep. The counsil will allow us to build a 1 1/2 story design also. What we are finding to be difficult is a suitable house plan for this relatively small dimension. Has anyone had experience or can provide some advice in this situation? There is a builder called Post and Beam builders who have house plans that are modular. They are based in Victoria but do houses in sourthern NSW. Their basic module is even smaller than that and then they build it up. The webiste shows the different modules. If you search for them you should be able to find them. The kit home builders also seem to do smaller houses. But I only really done los of looking at NSW builder designs Building tip No. 3: A raft slab will not get you down a river. I got a magazine called buildhome from the newsagent which has lots and lots of builders in it. Then just went to their websites and trawled through the plans. If I was lucky, they would also have a display home nearby and I would go look at it as well. Do you have any contour details of your block? Re: Small home designs 10Apr 30, 2010 3:23 pm I'd say it means you can angle the roof pitch to allow other rooms upstairs and use gabled windows. Alot of European and American houses have this. You end up with pitched ceilings in the upstairs rooms but it keeps down the maximum height of the building and its cheaper. I'd try some small custom builders and come up with you own plan for this sort of design. You could for example have the master bedroom, study and ensuite upstairs with gabled windows and all other rooms downstairs.
