I talked to my wife about the issue of going through the pantry to the laundry and she agreed with everyone. So some redesigns were then planned. Modifications made in this plan: 1. House widened by 35cm. 2. Main bedroom / ensuite / WIR redesigned to accommodate extended hallway to laundry 3. Linen cupboards moved to main spine wall to make stepped wall with brick fireplace in centre (was thinking of using that stone wall product instead of brick but can't decide)to better utilise this space 4. Pantry slightly modified 5. Main bathroom heavily modified So here it is. There appears to be a small wall in front of the island, disregard this. Just put it there to help with measurement of kitchen and lounge areas and forgot to remove it. I have also put in all the room dimensions as well as overall house dimensions. I have also reduce the eave width down from 900mm to 450mm. I figure with all that veranda and patio area which is under main roof (roof is one big rectangle) they would act like giant eaves anyway. Will have some deciduous fruit trees to help with shading along eastern side where the bedrooms are. There is a beautiful established scribbly gum that will help block out some of the western sun into the kitchen and rumpus. For the bathroom and ensuite, I was reading other threads which suggestered high thin windows and I liked the look so that's what they are. Between the rumpus and kitchen is also a wall cut out that will have timber shutters. The rectangle bit that cuts into the office and garage is a recess in the wall for the TV and AV equipment to sit in (negates the need for an entertainment unit and keeps them away from toddlers little fingers). The main bathroom will have a glass wall and was not sure if to have a glass wall in the ensuite or a solid wall that only goes up 2 metres. I love the idea of door less showers and hinges or tracks for gunk and mould to build up in so less cleaning. However I am worried about using a glass / perspex shower wall. We have one in our current house (on a sliding door to shower and it is no longer clear due to the water hitting it thingey (there was a proper name for the damage constant water hitting it is). Which is lucky as someone agreed to buy our house today (pending contract exchange). Best of all, they are buying it as an investment property so we don't have to move out and will rent it off them. So no moving but can now afford to start building. Here are the plans that are ready to go to draftsman. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ There have been quite a few changes made. For one, the roof now has a valley! We changed it to a sort of L shaped as the giant patio would have meant not enough northern sun into living areas as roof would have blocked it. All of the gree walls are going to be 90mm masonry walls to act as thermal mass within the building envelope. The fireplace will be a through wall jobbie so in lounge room looks like a fireplace with a mantle piece (in stacked stone if we can afford it) and hallway side will look like a pot belly stove but recessed in so a fire grate can be installed to protect little kid fiingers. The main bedroom, ens, and WIR has undergone big big big changes but still has walk in shower, as does main bathroom which is what I wanted. No longer have a mud room but have tried to shrink down size of house and fixtures to save costs. So while there is still a very long way to go, we have at least achieved one more teeny tiny step along the way. (I also completed BASIX for the house - all the draftsman quoted me $450.00 to get a BASIX certificate. The only thing that i would change - i'd add a door into the hallway to access the entry. Although i actually like long corridors, i'd hate to be studying in Bed4 and to walk a mile to answer the front door.. not a major issue, just a suggestion? Goodluck your build! I like the idea that it will be harder for them to sneak out as have to come up the hallway. It also allows me to zone the house more. In the future, I am considering closing off the foyer with a door so not wasting energy heating or cooling a space that in reality will most likely be there for show (given the driveway goes around whole house and parking is at the back, most people will be knocking on the sliding door to the lounge room. Although we are still not sure about build cost. The plan is to build the shell and structure as quality, with quality appliances, insulation etc. Then other fixtures, such as wardrobe shelving, skirting boards, laundry cabinets, light fittings, etc will be cheapies and then when we can afford it, upgrade them to higher spec level. There are more changes to the plans but mainly doors moving and verandah posts moving for structural reasons. The front bedroom is no longer the same shape as the other two but is still the same size (needed to alter it to centre the front windows and doors to the verandah posts). I also have a mudroom back again in the laundry which is great. Here are the piccies! So far we have received one quote back which was for 284k with everything but painting inside and out. I was really happy with this qoute as plan to owner build and save money and if the quote from a builder was only this much, then my costs to build should be within my budget range. I am just waiting on three other quotes, two from other builders and one from a guy who will project manage the build for me but is getting raw quotes for me. I will pay him by the half day to oversee the tradies and make sure they are doing a good job and I know him and he is not from a place called dodge. I am also submitting my plans for approval with the community association as need to do this before lodging a DA. luckily this is no cost so if the costings come back too high and we have to go with a project home then I won't have wasted any money. The bathroom door will be kept closed though as it will be the kids bathroom. Countrylife, yes the quote includes the verandahs and alfresco because all of that is under the main roof. Did this to simplify construction and save costs. Does not look as nice as the separate verandahs or bullnose verandahs but a lot cheaper. Also (and this is a bit pedantic of me), it leaves things symmetrical the way that it is. Plus trying to watch the budget so any further changes would cost more to have plans changed. I had a budget of maximum 250k and I have now reached 245k, not including paying the building manager, plumbing for the guttering, trenching and site connections, fixtures, plus about 10-20 other things. So it is easily going to go over 250k. Even if we decided to push it, it would mean not have any emergency money. As a result, my plans for building are going to be put on hold for a number of months. We are currently looking at an Allworth home but will take some time before committing to the next step.
