They all run behind - if you're lucky, only by 2-3 months. Seriously, I think developers just pick a date that they think will sound good to buyers, when they know darn well that they're not going to go close to meeting that deadline. It looks like a nice spot anyway. The Lakes/Gordons Rd area has really filled up now - I saw the land for sale signs along The Lakes Blvd all being taken down on Wednesday. I can remember when it was just paddocks full of cows... Re: LAND TITLES - GREENGULLY ESTATE SOUTH MORANG 4May 01, 2010 8:26 am Unfortunately for developers they have ever more compliance issues through the planning process being lumped on them and regardless of what anyone says, planning is a nightmare of delays and false expectations. For a developer to guarantee a delivery date then they are also guaranteeing a date for Council to issue the planning permit and there is nobody on the face of the planet that can accurately predict that one! I understand peoples frustration with developers but rest assured, they generally want the land settled quickly as that is in their own financial interest. I still think the Council would be a place to start to find out if there is still a planning issue or another relevant authority issue such as sewer etc. Builders are people too.... Great to have a friend and neighbour close-by since I am at the other side of Gordons Road along Plenty Road. It doesn't seem too much longer for the titles to be released, I can see the roads signage almost done. Re: LAND TITLES - GREENGULLY ESTATE SOUTH MORANG 6May 03, 2010 2:55 pm Hi all, Thanks for your replies, yes the subdivision is all finished finally even down to the road signs it was completed on 15th march and we were told about 3 weeks for them to get compliance certificates from water, electricity, telstra, cfa, etc, etc and 1-2 weeks for titles to be issued. Well according to Council they still have not received compliance certificates from Melbourne Water and Yarra Valley Water. Council cant give their approval until they have these certificates, then they will give their approval and then pass to Titles office. I dont know how long this process has taken with other subdivisions but holy crap, these were due to be titled when we purchased the land in June 09 in Oct/Nov 09. It is now May and we start paying our builder 1% of the contract price each month because they only hold the price for 6 months. I know it's in the developers best intrests to get titles because they want their money - so I dont really know who is holding this last part of the process up. Council tell me they cannot do anything until all the paperwork they require is with them, so I tell the developer and they say they will chase it up and keep telling me, lots should be titled in 2 WEEKS, It's been the old 2 weeks since last Christmas. Just the same, developers should be smarter when it comes to estimating these delays, but then again it does help to sell land quicker if they fudge the timelines! Part of the problem is the lack of land supply which means that many people feel forced to buy without title or else they may miss out...sort of points to a bigger and broader problem of land supply that has been getting worse for years.
