My wife and I are also building the floreat in Carramar - Well should I say SPH, but oh so slowly - Perhaps things have changed since my last build, but this is taking forever!.. Perhaps the Australian currency (Beer) may help? Where abouts is your block? I've seen another 3 Floreats quite close to ours (all with different elevations thankfully!) New beginnings. Re: Locus' build - The Floreat (SPH) - It's ours! (Pic fest) 163Jul 21, 2010 2:10 pm HI again.. hope everything is going well in your new house mate !! Just a few quick questions for you.. did you get sph to do the splashback for you or did you arrange that yourself ? How long did it take for you to get your benchtops in after the cupboards were installed and how long after the tops went in did it take for your splashback ? We had our tile meeting today and he said to allow 3 weeks for each.. so 6 weeks all up and about 8 weeks till handover ? It's going well - got our carpets and fences done this week, concrete floors have been sealed with Sika Primer MB (Bamboo will go straight over the top a bit later on this year). Re: Locus' build - The Floreat (SPH) - It's ours! (Pic fest) 165Jul 21, 2010 2:36 pm Hi Locus, Good to hear that things are going well. We are still in the early days but want to get organised from the beginning as you had advised to be ready for prestart. We have made our preliminary selections already before pre-start and kept them ready. Your thoughts on some other topics that keep popping up in our minds please : Benchtop - We have selected Avonite . Which one do you think is better though - Avonite or Q-stone. Flooring - We are leaning towards Karndean Vinyl planks - any suggestions on this please Fencing - Were you happy with the workmanship and cost for your fencing. If so may I request the details please. Soak Wells - Whom did you get these done from and for how much mate ? When you have a chance , would appreciate if you could throw some light on some of the many points that are teasing our minds Regards Fred ( Builiding Floreat in Munster with SPH ) Re: Locus' build - The Floreat (SPH) - It's ours! When you have a chance , would appreciate if you could throw some light on some of the many points that are teasing our minds Regards Fred ( Builiding Floreat in Munster with SPH ) Fred, Benchtop - we originally thought of going with Avonite, but decided on Qstone. They are completely different products. Avonite is an acrylic (plastic) substance, whereas Qstone is an engineered stone (like Caesar Stone and Essa Stone). Check them both out (European Ceramics has Qstone samples, SPH displays tend to have Avonite) and you'll see the difference. Flooring - probably can't help out much here mate - we're going with Bamboo throughout the family, games, kitchen, dining, office and hallways. Fences - Pretty happy with the fences. The carpet guys actually commented on how nice and straight they were (unlike the fencing they see at some other houses). I will send you a PM with the details. Soakwells - DIY all the way for these for us. During construction our site supervisor advised when the paving was likely to be done so we had a chance to lay some 90mm stormwater pipes in preparation. We still haven't put soakwells in yet. 600x600mm concrete soakwells are $45 each at Bunnings. The lids are a further $12 or so. All you need is a decent bit of bluemetal around the bottom of the hole before you put the soakwells in and you're good to go. There are a bunch of posts on this topic in the landscaping and gardening forum - I suggest you have a read as they are very helpful. New beginnings. Re: Locus' build - The Floreat (SPH) - It's ours! Oh thats great to hear you got your carpets and fences done... you kinda feel like someone always watching you with no fences in !haha We got all our blinds thru WA Blinds and they have been really good we have got roller blinds for the whole house apart from the back bedrooms which are wood venetians and got the whole lot done for $5k which is a quite good price. Oh awesome i hope we can get those kind of timeframes as then we will be a bit quicker .. i hope ! We are also getting our glass thru glasskote and tops from Qstone. Did the electrician finish the powerpoint before the glass went in ? sorry for all the questions Built the Grand Karri with SPH viewtopic.php?f=31&t=32958&p=463360#p463360 Re: Locus' build - The Floreat (SPH) - It's ours! (Pic fest) 168Jul 21, 2010 3:16 pm Hi Locus, Thanks for your prompt feedback mate. Benchtop : May I ask why you swapped over from Avonite to Q-Stone. Any particular reason / preference . Any tips are welcome. Flooring : Our budget is failry restrictive on such a large area of flooring and therefore opted for the engineered vinyl option. However, I am very excited to learn more about your bamboo flooring. Can you please fill me in on some benefits of bamboo overall and an estimate of per sqmtr fitted cost ? Fencing - Thanks heaps . Got your PM . Shall get in touch with them when the time is right. Soak wells - That was really interesting to know. Got a quote of $3500 for 2 soak wells from a reputed company who does this for a living. Now I feel thats just ridiculous amount of money on soak wells after what you have just mentioned. Will try and explore this. Re: Locus' build - The Floreat (SPH) - It's ours! (Pic fest) 169Jul 21, 2010 7:09 pm Firdause B'Kamdin Hi Locus, Thanks for your prompt feedback mate. Now I feel thats just ridiculous amount of money on soak wells after what you have just mentioned. Will try and explore this. Benchtops - Our decision was based on personal preference. The Avonite just felt a bit too plastic for our liking. Flooring - We're going with a company called Bamboozle. For their top of the range stuff (Bamwood) it is about $138 per m2 if you get them to install. Soakwells - They say you need one 600x600mm soakwell per downpipe as a general rule. The soakwells you were quoted on would be much larger, one for the front of the house and one for the back. New beginnings. Re: Locus' build - The Floreat (SPH) - It's ours! (Pic fest) 171Sep 29, 2010 10:50 am Wow, it's been a while since I posted on here! We're settling nicely into the house, though there is an endless list of things that need to get done. There have been one or two things we've had to get the builder to have a look at, but nothing major. I'm meeting the landscaper tomorrow afternoon to sort out the front garden. I've decided to have a fair proportion of it as mulched garden beds rather than turf to cut down on the amount of water we'll be using. I shall post some pics once we've got it all done. Q: Have you got your Bamwood in yet? Keen to see some pics if so and the type you went with. Cheers Re: Locus' build - The Floreat (SPH) - It's ours! The soakwells you were quoted on would be much larger, one for the front of the house and one for the back. Regarding Soakwells, we simply paid about $1200 for 2 very large soakwells installed (1.5x1.2 each) and I dug all the trenches etc and connected them myself with 100mm pipe. Saved about $2k, did a better job than the 'professionals' and know they won't overflow if we have a downpour. Mind you, its was back breaking work and took a lot longer than I expected, so you have to weigh it up. Hope everything is going well Locus We had our 6 month maintenance a few weeks ago, very little needed fixing. Re: Locus' build - The Floreat (SPH) - It's ours!
