Browse Forums Building A New House 1 Apr 27, 2010 6:37 pm hi everyone been looking at a few designs that sally from RBC emailed there is so many to choose from BUT right now we are waiting for the bank to get back to us so we can get the block surveyed and soil analysis done, then meet with sally who has been really helpful shes even managed to dig up an old design called "the shed" which is sort of what we are looking for. so far really happy with all her help and always replies back to my emails , its nice to know there is good service out there. We wonted to save some $$$$ on site works & use our own,BUT,RBC have told us they add 20% onto the site works. Say what This has turned us off them abiT.Their houses are different but not cheap! We understand that they do if they are doing/organising the site works,didn't realise they do when you are getting them done outside of the company though just doesn't seem fair. With regards to the Earthworks, we do put a margin on the quote we use to cover our office admin as we do spend a bit of drafting and estimating time to ensure everything will be done properly. We also have our supervisors spending a bit of time with the earthworker and watching the progress to ensure all goes to plan. You may be surprised to know that a lot of builders in the metro area put up to 40% margin on some earthworks, the difference is that they are doing earthworks within the $1-5k mark, where as our average earthworks spend on a home is $40k plus. Because of this, there is more time and risk for building the home. On the average site you could spend a day doing earthworks, we finished one the other day that went for two weeks due to rock breaking etc. Because we sign you on a contract and fix the price, we take the risk of something going wrong on site and absorbing it within our costs. To be blatantly honest, in some cases we don't make much at all with earthworks. Our focus is not on making money from earthworks, it's more so to maintain control of the site to a timeline, ensuring everything is done properly and that we are happy with it before we go to site. We are in the process of revisiting our stance on earthworks and what margin we will put on it as it's something we invest a lot of time in. I am open to hearing people's inputs and comments on what they would like from us regarding this. With regards to your home and costs, if you would like to discuss further i am more than happy to look into it and see what we can do. We do love the designs that meet our want for something different & special. At the moment we are weighing up the pro's & con's between acouple of homes.Seeing the difference between what is standard & what you get for your bucks. We do understand about earthworks,the guy we are looking at does 97% of the works in the area our blocks is for BGC,Plunket +. He is very well known & respected in the industry. We figuired he would be responseable for the things you set out in your reply. Asking clients how to, what to do to make things better is great(maybe polies should try it) Acouple of home displays we have walked out off because of lack of interest from the sales people. When visiting RBC displays we were very impressed by the sales reps knowledge & help. Not sure what your timeline is but definitely worth keeping an eye on. I'll probably write a blog of the home from a builders point of view with what's happening. Definitely have a look around and see what's out there, but make sure you also get a good idea of what you want. Sales people can be pushy so you want to make sure you end up with what YOU want. Also remember to look at the complete package of what builders are offering. things like taps, benchtops etc are all well and good, but you also want to see what type of experience you're getting. Some will allow you to make full contact with your supervisor who will see you on site when you want etc, you'll get a more warm and wholesome experience in the office of the builder etc. They'll also give you more flexibility with regards to what you want and you can be assured nearly everyone in the company will know about your home and have an idea of what's going on - just a few things. If there's anything you are unsure about or need a hand with, post up or give us a yell, happy to help and will always try to offer an unbiased opinion. Also wanted to double check - are you aware of how we operate with owner nominated earthworkers? You can choose the earthworker, they just operate under our building licence. Admittedly we've dropped our margin significantly on earthworks as we were wanting to give people more freedoom. Anyway - i better butt out of this thread - enough hijacking from me. Will have a good look at the plans today and see if there's any suggestions but all looked good to be honest. Only thing i was unsure about at a glance was the amount of bench space you'll have but the plans were quite small on my screen so will check the dimensions. The change mentioned on the other thread was about joining the walk-ins & changing the pantry to go all the way through into the moved walk-in. Love that idea! The others are minor.
