I understand that bigger buiders like porter davis you don't have to settle the land first, everything will just be part of progress payment. Anyone has any view on this request by orbit homes? Re: Land settlement for House & Land package? 3Apr 27, 2010 4:35 pm If it is a house/land package thru the builder , then you are buying the land from the builder - the first 'progress payment ' is for the land cost and then the construction starts and you pay the usual progress payments from then on. If the land is not yet titled then you may be asked to pay a deposit and then full land payment when it titles. Construction cannot start until the land is titled. This is what happened with our package (different builder). There may be slight difference in rates of stamp duty depending of whether you are living in or using it as an investment. Your settlement agent should give you all this info. However house/land packages where you are buying from scratch and paying progress payments; you only pay stamp duty on the land, just as you would if you were building on your own land. ( as oppossed to what in SA are called turnkey packages where you buy the finished or almost finished product and pay one lump sum at handover) Come to think of it, stamp duty saveings is probably the main reason for settling the land separately.
