Out builder has said that we are at lock up and requested the release of the stage payment, but we don't actually have a front door. Instead we have MDF board boarding up where the front door should be. All other windows and doors are in - and you can't get into the house without a key, and they are moving ahead with the cabinetry and tiling and stuff, it is just that the front door is not there. I would love some advice as I'm not sure what to do. The door isn't installed because we ordered - and paid for - at slightly bigger than standard front door and they ordered in the standard door so have to wait for the correct door to be made. Thanks in advance. Basically your builder is right, the house is at lock up stage, I would just pay up or he will delay your build. Re: lock-up with no front door? 3Apr 06, 2012 12:26 am It is actually lock up or a percentage of works completed that can trigger the lock up stage payment for most standard HIA contracts - actually in a lot of cases the builder hangs a temporary door almost up to the end of the build, especially if you have a custom-built or expensive/heavy door as they don't want it to get damaged (or stolen) during the build and then have to order another one. Considering that they are proceeding with cabinetry and tiling - and I presume they have hung your gyprock if they are moving onto cabinetry (which by the way are both fixing stage items) - then they have moved well past the requirements for claiming the lock up stage payment now. Re: lock-up with no front door? 4Apr 06, 2012 7:17 am We thought we were at lock up stage when we had our front door installed.......a few weeks later someone else wanted it more than we did and nicked it - now we have ply braced against the opening. After it was stolen our gyprocker said to us "Yes, I thought you were game having the door on".....so apparently front doors are desirable....if only someone had said something to us because we didn't even consider that it would be stolen. I drove around and looked at all the project homes being build around us and noticed that none had front doors on and they looked like they were pretty much complete - must be one of the last things they install. We are supplying a custom made door for our build (didn't want to use naughty merbau timber, so getting one made in Spotted Gum), and we definitely don't want it to be stolen. The builder asked us to get it delivered last week (and we are storing it in our garage so it doesn't get wet), but from reading this thread it makes sense to have a temporary door up until right to the end....
