Browse Forums Building A New House Re: Westy's Demo/Rebuild in Perth: update 9/9 861Sep 09, 2011 10:07 pm So a quick update from me - we had the maintenance guy over last week and he sorted out most of the issues on the list, but there are still a number outstanding such as the gutter issues, the stained pavers which they still haven't replaced, and a light switch that doesn't work. I haven't heard any more from him or the builder since he was here though which is a pain. With the old house, we had it open for the first time last weekend, had 2 offers presented on Tuesday, and had an accepted offer at pretty much our dream price (after we counter-offered) on Wednesday!! It's still conditional on finance but as you can imagine we are pretty happy!! It certainly justifies all the hours I have been putting in on patching, painting and gardening in the last few weeks. We also had the house staged with hired furniture which I think made the difference. And on a personal note, we are expecting our second child next week which will certainly slow down the progress around here for a while! We have only had confirmation that they have the list we sent in but nothing scheduled (think they will be spinning with the amount of things). Re the maintenance, I emailed them asking what was going on and reminding them that I had requested it all be done before the baby arrived. After my email and another few days delay, I had a call and then an email from the maintenance guy 'chasing me' for a time to get the rest of the stuff done! Bit late and a bit rude to be chasing me now I think. Our 30 day defect repair period expired last week anyway, so I replied and reminded him and the construction manager of that fact. I am still waiting to hear when he will come back. I'm not fussed now as it is within our contractual rights to now advise them that we will be hiring someone else to fix the remaining issues (and send them the bill), so I will do that if I don't hear back soon. Our repairs are booked on the 7th Oct and paint soon after. Didn't do much as the finances dried up and I'm between the jobs. We just had our maintenance guy come out and do a few minor things, the biggest thing for us is a leaking shower recess in the ensuite. We noted it as soon as we moved in but 6 months later we're still waiting.... I must admit I got fed up with chasing the SS about it so let it go till the 6 month maintenance report. Great news on selling your old house too, what a great result! I hope you guys are very happy in your lovely new home. Most of our maintenance issues are resolved apart from the overflowing gutters, which is ridiculous considering they said they fixed them a couple of weeks ago (we never saw them). It's so frustrating having these things drag on, surely it can't be that hard to fix! Has your shower been fixed yet? It is nice not having the other house to worry about and also having a bit of money to do some more things around here. Soon I will be finally ordering the side gates and also blinds for at least some of the windows. We think we have settled on a combo of sunscreen rollers and blockout romans. We're still using the temp blinds but are a bit over them now and they are starting to come apart where they are glued - I'm not sure they were meant to be used this long! I still haven't finished the floor either but it's a bit hard with a baby in the house that sleeps 17 hours a day cos I can't make any noise and it's quite a noisy job! More about them next week! And finally, I have started to insulate the garage door to stop the radiant heat from the afternoon sun. The door is west facing and I can't put my hand on it on the inside when the sun is on it! There are commercial products out there that will do the job, but I wanted to try something a bit cheaper more to cut the heat down than fully insulate it. I borrowed the idea from a renewable energy forum - I used a laminate underlay from Bunnings that has a thin layer of foam with a foil layer on one side, and then some aluminium insulation tape to stick it down (which is heat resistant to 140C). Total cost is about $50 which should do the whole door. Better than the $150+ I was looking at for the commercial products (Reflecta GDI, Retroshield Aircell or Foilboard)!
