Browse Forums Building A New House 1 Apr 23, 2010 2:33 pm No fat ladies singing here, but the smell of paint is in the air and I'm sick of having a house full of tradesmen. Just thought I'd mention that handover is not the end of the journey..... Seventeen months after receiving our keys, the final maintenance is still underway. This is officially the 12-month maintenance work our builder offers, but they're a wee bit behind. So we've had: - A faulty exhaust fan and two downlight transformers replaced - Repairs to some roof flashing - Numerous nail pops and other minor problems repaired and re-plastered, plus one not-so-minor crack - Several sticking doors sorted and a couple of faulty latches fixed - The ensuite shower screen removed so that an uneven tile could be replaced. The screen won't go back on till Monday. Thank goodness the kind man from Stegbar is prepared to come on a public holiday so I don't have to take another day off work. - The painters are still working.... so far the kitchen/dining/family room ceiling has been repainted and they're working on the enusite, master bedroom and entry. Two ensuite walls and one in the hallway need painting too. I hope they're finished by dinner time. - There's a plumber coming to check the stormwater on Tuesday morning. I still need to follow up to see when the messy mortar will be cleaned up from the brick sill under our French doors and I'm also expecting a call re the ensuite mirror which is lifting off the wall. I think that's the end of my previously long list.... Finally the end is in sight! Can we just enjoy our house now? Re: It's not over till.... 2Apr 23, 2010 2:41 pm Urgh... Glad to see the end is in sight, hopefully those last few things are attended to sooner, rather than later. The painters have almost finished our ceilings. BUT in some places it doesn't look any better than before the entire procedure started. 9 months past handover here. arghh I hate to think what might come up from our 12 month inspection. do I dare mention that the mirror frame clips are already rusting in the main bathroom? Yes I know.. at least you and I don't have nasties with falling ceilings and major disasters but still it would be nice to get the building process overwith wouldn't it. In the current house, the maintance nearly tipped me over the edge - much more stressful than building.. ..we had, among many things.... - lounge window taken out and replaced as it was bowed - all kitchen overheads cupboards removed, and bulk head redone as it was crooked, and the cupbards were crooked too! - all doors taken down and architraves redone as the doors were too high - heaps and heaps of nail 'pops' sanded - house repainted 5 times because they couldn't colour match, and still to this day (9 years later) the ceiling is not the right colour and different colours in different places - shower base replaced - grouting in bathroom redone - and this is what I can remember.... ..to be honest this period was the time that did me in. The dirt, dust and time it took was overwhelming. It is the reason I really didn't want to build again... ...but we survived and doing it again Why? Because at the end of the day it was worth it...we grew to love our house..faults and bad paint and all...and over the years it became worn in...(esp when the kids arrived!)...and all those little bits didn't seem to be a big deal. OK, so what's the story with all those numerous paint issues ?!?! I get an impression it's one of the major items - being so repetitive. Why did they need to repaint, and especially the ceilings? Oh, or is it "just" because of the nail pops and then they were never able to match the original colour? My signature is distracting people from my wise posts ... We had the ceilings painted the same colour...(another story!). Apparently the original painters painted the house the wrong colour - added too much yellow to the tint. We actually didn't realise until they repainted the ceiling to fix the 'pops' that the original colour was more cream....anyhoo, it affected everything. Doors, architraves...everything.
