Browse Forums Building A New House 1 Apr 22, 2010 7:16 pm Hopefully this is a quick one for you all.... We have just moved into our new home which is on the high side of a sideways sloping block. The lower side owners have complained as when we leveled our yard we have spilt fill onto their side creating a higher area for them when they do their cut (they are starting construction next week). We met with them today to discuss fencing. They stated that we have to level off the fill on their side, fair enough, however when we asked if they would be open to building a retaining wall only 400mm high and then the fence 1500 high on top they were disagreeable. So our option is to create a retaining wall on our block in from the fence so our yard can remain flat with the fence then sitting lower on natural ground. So after all that has anyone built a retaining wall on their side boundary and if so how close can we go to the fence line ie: 300mm off fence or 1000mm off fence???? Also do we need Council permission. If you could help us out that would be great!!! Re: New Home with Retaining Wall off Boundary???? 2Apr 22, 2010 8:16 pm Not too sure on regulations but our block slopes sideways as well. On the side that we are higher the neighbours put in a retaining wall down the middle of the boundary line with colourbond fence sitting on top(before we bought land). we will be doing this on the other side (no neighbours there as yet) as this seems to be the easiest & fairest way of doing things. The way in which your neighbour want things done will result in a very low fence line for you & therefore limit privacy as well as fence holding up a whole lot of dirt/sand (depending on state) which isn't the best. Typically any cut and fill is required to be taken care of with a retaining wall on your side of the fence. Normally about 300mm inside the fence so the wall and footings are all within the boundary. This makes fencing interesting because you end up with a fence that needs to be built on the low side along the boundary and you will need long fence posts to get the bottom of the fence level with the top of your retaining wall. You can have the posts secured off the wall to keep it strong. You could of course build it at normal height off the ground but it will look stupid and be too low. Your neighbour may be a bit dim quite frankly because if they are doing a cut on the same side that you have filled they will have to build a retaining wall inside their boundary too. If you could put a single high retaining wall, taking care of the cut and fill, with fence ON the boundary you could share the cost and it would look alot better. Getting the permit for your wall because it's going to be pretty tall in some places isn't too hard, but it does mean you have to do a bit more work. Does this mean the retaining wall will… 0 5246 Thank you again Simeon.. I will call my certifier for that. Have a good day 4 1333 |
