We are hoping to build a Pl4antation Home on the Gold Coast. Just got the soil test back - Preliminary. Came back - M yippee they allowed for H. Rock at Front of property = 2300mm Rock (XW) in middle of property = 700mm Rock (XW) at back of property = 400mm The sales guy sucked through his teeth on seeing this and said gotta be looking at $20,000 additional site costs. My 'first' board question is : How the hell does he know ? He is not a qualified surveyor ! 2) If there is rock at 400mm at the back is my pool going to cost a fortune ? 3) Help me I am stressing over this already and we have only just started ! Do you want to stick with Pl#$%tion in light of the drama or do you cut and try tender out to other builders or even get advise from some others? We are thinking of just staying with it... Pool Builder said probably $10k on top for Pool. Just waiting from Plntntn to see what the SS says I guess. Anyone had similair soil tests ? what was the outcome ? oz I would just stick with it if you know its there and happy to pay for the removal of the rock later for the pool (ofcourse no one wants to pay but hey) You could buy any block of land with good soil reports, and find later that there are a few BIG BALDER rocks underneth ... happened to my uncle. Our neighbour has just started their pool and hit rock about 400mm down. The pool company quoted them an extra $6000, and a bigger machine came and didnt have any problem digging through it. Went and looked at the land today and the bore holes they drilled are not where the house is going to go. Strange ???? The back on is almost on the back fence !!
