I hope they can issue the interim OC for you, so you can get in before xmas. That would suck having a finished house, that you can't have. Thinking of you, and hoping you get the desired result today. So the only possible solution is for the builder to write a letter to the lender regarding the situation and requesting that the final payment be released without an OC. I am not very hopeful that this will achieve anything, but I won't give up until I have explored all possible options. I'm feeling so exhausted and so gutted right now Looks like we will have a fully completed house before Christmas that we can't move in to until February Re: Building with Rawson Homes- DRAMAS! p17 344Dec 14, 2010 5:34 pm That sux HSH. I really feel for you. So close to the end, but so far. I really hope they can come up with some solution, so your payment can get released before xmas. contract signed: Nov 09 Released to Construction: 23 Jul 10 Slab poured: 9 Aug 10 Frame completed: 30 Aug 10 Windows & Gutters: 7 Sep 10 Bricks: 15 - 23 Sep 10 Roof: 24 Sep 10 Gyprock: 20 Oct 10 Lockup: 25 Oct 10 Kitchen: 27 Oct 10 Tiling: 6 - 9 Nov 10 Painting: 17 Nov 10 Carpet: 30 Nov 10 PCI: 15 Dec 10 Handover: 17 Dec 10 https://forum.homeone.com.au/viewtopic.php?f=31&t=35943 Re: Building with Rawson Homes- DRAMAS! p17 345Dec 15, 2010 9:34 am The postive- the acoustics inspection is scheduled for today. The negative- the report will probably not be processed in time to forward on the appropriate people in order for the occupation certificate to be issued. Who would've thought that the final problem would have been red tape!!! Re: Building with Rawson Homes- DRAMAS! p17 346Dec 15, 2010 9:38 am We now have a bricked letterbox, fly screens on all the windows, and screen doors to all external doors. We have talked with all of our neighbours and our fencing is due to start on Monday. While we can't move in, at least there can be some progress! My brother in law is a landscaper so we can do some work while we wait to move in (putting in ag drains, laying some turf). I don't want to start planting any gardens in case someone steals anything! We can also look at installing some side gates and a clothesline. I am trying to look on the bright side! Always so thoughful Re: Building with Rawson Homes- OMG I have an OC! 355Dec 16, 2010 4:24 pm I can't believe it The office staff at Rawson and the private certifier have been amazing and have pushed to get the OC done, and succeeded! I am so excited Except DH is trying to make me keep a tight lid on my excitement and keeps telling me that he will not handover it EVERYTHING is completed I understand his rationale, but I am happy to go ahead if they will commit to finishing little bits and pieces by a certain date. If we don't go through with handover, the SS is on holidays until January 17th. Another sh11ty thing...the SS said that he could not get the air con sorted until the new year. Not exactly desireable at this time of year. What to do, what to do Re: Building with Rawson Homes- OMG I have an OC! 356Dec 16, 2010 4:32 pm How did your job interview go? Congrats on the OC. I hope the DH will co-operate and let you handover prior to those things being done (depending on how major they are). It would so nice for you to get your house before they close for xmas. Why is the air-con delayed? contract signed: Nov 09 Released to Construction: 23 Jul 10 Slab poured: 9 Aug 10 Frame completed: 30 Aug 10 Windows & Gutters: 7 Sep 10 Bricks: 15 - 23 Sep 10 Roof: 24 Sep 10 Gyprock: 20 Oct 10 Lockup: 25 Oct 10 Kitchen: 27 Oct 10 Tiling: 6 - 9 Nov 10 Painting: 17 Nov 10 Carpet: 30 Nov 10 PCI: 15 Dec 10 Handover: 17 Dec 10 https://forum.homeone.com.au/viewtopic.php?f=31&t=35943 Re: Building with Rawson Homes- OMG I have an OC! 357Dec 17, 2010 8:04 am ^+1...what's the go? It's only a three month secondment at my current workplace, but it's a promotion, more money, better hours and will look great on my resume There is also a possibility that the position will be extended. Second lot of good news....it seems as if things are falling into place for handover to occur next week I don't want to count my chickens and all that, but DH met with the SS today and we are having an inspection on Monday and are aiming to handover on Wednesday or Thursday And even better, the airconditioning can now be installed on Monday as there was a cancellation There are still lots of little bits and pieces to be done, but it seems quite achieveable if they keep up the pace. They still need to fix the tiling to the ensuite niche; install the HWS and controls; seal around the taps in the showers; paint touch ups; install appliances and clean! The painters have been back and done some of the internal touch ups. The poor blokes need to come back again as they didn't do everything. When we asked why x, y and z wasn't done, they said they weren't instructed by the SS to do those things I am sure everyones lives would be so much easier if communication was a little better. In regards to the painting, our main concern was that the finish on the skirting boards to the tile areas looked sh1tty. Initially the SS resisted saying that we only paid for 2 coats so we couldn't expect it to look any better (it looked patchy/streaky, almost as if you could see the wood underneath), but when we showed him how much better the finish was to the skirting boards in the carpeted areas, he agreed to have them repainted. It turns out that he instructed the painters to redo the skirting boards in the open plan kitchen/living area only and not anywhere else. So I guess we are going to have to chase this one up as well And for the RADICAL news...out of the blue, DH called me at work and said that he was still unhappy with the front brickwork and that the second lot of beading was not going to make him any happier, did I mind if he got the SS to have the whole front of the house bagged and painted? I said that he needed to do SOMETHING because if he kept obsessing about the brickwork, I was going to have to murder him So it was bagged and painted (Taubmans "foxtail") and it happens to look FANTASTIC I will post a pic as soon as I have one Re: Building with Rawson Homes- Things are looking up! 359Dec 17, 2010 7:56 pm Wow, congrats for everything, excellent news!! Have to say I'm amazed at how they (DH+SS) can settle on a paint+bag fix, get your approval , select the colour, and actually do it - all in one day! Or, has this been simmering in the background for some time? My signature is distracting people from my wise posts ... Re: Building with Rawson Homes- Things are looking up! 360Dec 17, 2010 8:50 pm Thanks Lex. No simmering! It all happened in the blink of an eye. Phone call from DH at 10am to run the idea past me, finished work and drove past to find it all done by 4:30. It surprised me really as DH is a real worrier and can be pretty indecisive. I trusted him to make a good decision, and luckily we are both happy with the finished product. Just started the Build process for Chifley 42 with Rawson homes, will keep you all posted with the Build progress. 0 2451 Can you give advice on how to get missing certificates needed for a form 21? Our bank requires us to provide one but we are missing 4 building certificates from our first… 3 71811 yes it does, you've just not understood it. theres a difference. 4 5322 |
