Browse Forums Building A New House 1 Apr 19, 2010 9:41 pm hello, could you please advise if my builder should have had this section of wall cut and retained before the occupancy certificate was issued at handover?? Please note the cut was so close to the tank that you couldnt walk past. There is also a bedroom window on this rear wall. The person standing in the corner of the cut is aprox 160cm tall. http://www.flickr.com/photos/25362712@N02/4534595418/ Your advice on this matter would be fantastic... thank you Re: can my builder.... 2Apr 20, 2010 8:02 am Sorry to be the bearer of bad news, but unless you have asked them to, and they have agreed (ie raised a variation which you would then need to agree on the price), I don't see them doing it. Seeing as the wall is over 600mm, you will also need to get council approval for it, and it will need to be designed up by an approved engineer as well. Re: can my builder.... 3Apr 20, 2010 10:24 am That certainly is close and will definitely need to be cut back and retained in some manner sooner rather than later. I would hate to see it rain for an extended period of time as that would no doubt soften the earth bank and could cause a host of additional problems if it were move. From the pic it appears the water tank sits higher than the floor height of the house. What is the tank sitting on? concrete or compacted earth? Re: can my builder.... 4Apr 20, 2010 10:54 am I think it was a given that the retaining wall was required. It looks unsafe to me. In this situation you need to look at the plans. What was approved on the plans. If the plans didn't make any mention of the retaining wall then it wasn't required. I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15265 Thanks. I called VBA today and they said it was a Consumer Affairs issue, the old handball. Seems like the government organisations don't want to do their job at the moment. 2 7555 |
