Went to check out the block yesterday evening and was surprised to see that our site has been scraped and levelled. Was too dark already but will get some pics up soon. We must be getting very close to slab down now....cant wait Got a letter from the builder saying that the entire building industry is facing delays due to shortages in materials and labour which is beyond their control....and they referred to the contract stating such and such clauses which basically covers their backsides. I guess its just a standard letter they probably send to every client.... However, last nice whilst looking through our plans again, I realised that our ensuite bath window is a fixed window! So frustrated with myself that I failed to pick this up during our prestart meeting. Got any pics yet? Re the window, you could get it changed now but I assume you would have to pay a variation fee to do so. It depends on how much it is worth to you! I would certainly prefer to pay the variation fee than remove and replace the window down the track (which might involve removing and replacing bricks or render, repairing plaster internally, repainting etc etc and might end up costing more than the variation fee.) Mine is about a month or so away and can't wait to get pics up when I can. I need advice quick. Our slab is complete, and bricks just delivered. This morning the builder sends an email saying that "as you had sisilation included when you had roof tiles but now that you have colourbond roof the sisilation will not work". They suggested Anticon and wants extra $3k for it!!! Then tells me not to worry about sisilation coz i already have ceiling insulation! What the???? Firstly, I requested sisilation in Oct 09 before we signed the Pre-Contracts Agreement, then requested to switch from tiles to colourbond roof in Dec 09. Contract was signed four months later in April, just prior to our Prestart meeting. Nobody told us anything about sisilation issues. Secondly, I thought sisilation can be installed under either tiled or metal roof? And how ignorant is a builder to classify sisilation and ceiling insulation batts as the same thing! They both perform different functions! Anticon is a similar product but also includes an insulating layer that reduces the transfer of heat from the metal roof into the roof space as well as providing a sound barrier from rain and other noises (according to Bradford insulation who make Anticon, it can reduce sound by 13dB which is quite a bit). You could probably have just the sarking (Sisalation) under your metal roof however then you would have the insulation and sound issues. From what I have read around here, $3K seems about right for the Anticon though I would be checking what they were charging for the Sisalation with the roof tiles and that they delete that cost. Hope that helps. EDIT - I see now that you have also posted over in the 'Heating, Cooling & Insulation' area. Hopefully you will get more detailed (and possibly more accurate!) advice over there. Hopefully things pick up speed for you a bit now. Next I would say is white set and windows, then lockup soon after. So you might want to visit soon! And you might be right about handover before Christmas if they get their act together! That's what we originally wanted (we had prestart a week after you) but our builder was just so slow with the paperwork that we're probably 2 months behind you now. Now that the white sets & windows are in the next stage will be the doors- while the chippy is there he should install your front door (don't be shocked by the ugly green colour-that's just the primer. Thats when lock-up will be & the constuction key will be in use by the subbies still needing to enter-(ie: electrician, air-con guys, painter, tiler, cabinets/vanities etc). Most of the rubbish were also cleared from the front. So I managed to climb in through one of the windows which they forgot to lock and found that all internal doors have been hung, laundry through installed, and pieces of wood and laminate were already cut waiting to be installed in pantry, linen and robes. This morning I went back there again to meet with a tiler to get a quote for laying polished porcelains floor tiles, and the painters were there spraying the ceilings. Anyways, the tiler quoted $85/sqm including screeding and all materials to do the job. All I need to do is provide the tiles and grout. Is this the standard rate or too expensive?
