Browse Forums Building A New House 1 Apr 18, 2010 12:51 pm Is the builder allowed to take other clients through your property - without obtaining your consent prior? I was out at our site yesterday when the builder arrived with potential clients.. this is the 2nd time it's happened. My brother's and I were in the backyard marking out on the lawn where the deck etc are going to go. Re: Question re: builder 2Apr 18, 2010 1:05 pm Hi hmmmmm Gee what a cheek! I would have thought your permission would definitely be required. Your construction sounds like it must be nearing completion ....... your money paid ...... your house!! I certainly wouldn't want my new home being used as a display home for his purposes with your design ideas also enlightening potential clients. I would definitely be saying something hmmmmmmm. Re: Question re: builder 3Apr 18, 2010 2:20 pm We were taken through a house still under construction by a builder while we were on the house hunt. There was never any mention of him having to gain permission first, they were only just past lock-up when we had a look, cabinets were in but not much else. Another builder gave us the address of a house still under construction to go have a look at on our own, they were not at lock-up stage yet though. Not sure if it's standard practice to do this, the first builder suggested it to us (we were not aware it was something you could do), but we did then request it with the second builder and he had no problems giving us an address. Re: Question re: builder 4Apr 18, 2010 3:01 pm when we built the first time with a small private builder he sent us around to check out a house that was not at lockup stage so we could see the quality of work. When we were looking around this time one sales rep sent us off to check out 2 houses close to finish that were both based on the same design we liked. . (past lockup) trouble was when we got there one house wasn't judt at lock up it was handed over. Turned out the 2nd house ( same design different facade) which was right next door was being built for the brother of the guy living in the other house. They were out and checked us out when i walked around the house. We had to explain what we were doing. As far as I'm aware technically the house in it's unfinished, unhanded over state legally belongs to the builder so they can invite in whoever they want. We also checked into some of this builders houses down in the SW Again one of their sales agents sent us to look at one home in the street behind the display ( not at lockup) which was again of the house we wanted to build. The house we wanted was not on display anywhere. In the end we had to go with a different builder as they had decided to stop building here. ( they changed their minds again less than a month after we signed with a new builder and were building here again !) Re: Question re: builder 5Apr 18, 2010 5:01 pm The builder maintains full control and ownership over the property until handover, every activity taking place during this period is his sole responsibility and he is liable to the fullest extent of the law. Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out… 9 20417 You can really use anything you want the main consideration would be how it looks once painted/finished - or the look you want. Cabinetmakers use MDF because its cheap… 2 9960 |
