I believe that the provisional figure is way below what it is actually going to cost. Has anyone requested that their builder provide fixed costs if that company usually only provides a provision for it and if so, was your request fulfilled? Builders can fix these costs, however if they don't end up being used, money stays in the builders pocket. Our builder (Eden Brae), did a fixed price... They actually did us a favour because it looks like we may have a bit of rock on our block... The piece of mind of having it fixed far outweighed taking a risk when they start digging. Re: Has anyone asked their builder for fixed site costs? 4Nov 15, 2012 11:07 pm We had our soil test done independently prior to approaching builders, which was lucky for us we have a P Class slab due to rock & sub soil moisture. Our builder allowed for M class site costs as standard so I asked for an estimate for our site costs, she advised that the builders allowence would be sufficient still (which I questioned 3 times as it was alot cheaper than all the other builders we'd spoke too) despite providing her with a copy of our soil report. So essentially we had fixed site costs at tender then just before we signed contracts they tried to add in another $10k for piering, 41 of them to be extact. But I argued against paying it as I had questioned our sales lady so many times about it & had all her return emails that there wouldn't be any extra site costs. So they wore the extra costs, the 2 things in our favour was already having soil test done & having those emails as proof. There was a wide variation. Some quote by depth, whereas others quote by an allowance of lineal metres. I'm going to try and go for a fixed-price contract, although I am not convinced these actually exist as there seem to be so many loopholes.
