It will cost bugger-all to do just the vents & ducts downstairs now, but will make a huge difference in the quality of the final install, not to mention the cost saving. We're doing this with Clarendon. This is exactly how it's written in our tender. Provide ducts and outlets only to two storey home, terminating in roof space for future connection to air-conditioning by client after settlement including 3-phase wiring only to 3 phase meter box and boxing in of ducts. *includes roof truss strengthing *general information and client obligations will be provided when you visit "Your Home Centre Air Conditioning" after your electrical consultation. *In some areas three (3) phase power is not available and the unit requires 3-phase power to operate. The client warrants that they have made their own enquiries as to the availability of 3-phase power to their block. Should 3-phase power not be available, then Clarendon Homes will not be responsible for the supply and connection of the 3-phase power. Clarendon Homes will, however, provide the power to run the unit at an extra cost to the client. Client to supply and install air-conditioning unit with energy rating (cooling) of EER 2.5-3.0 and (heating) of EER 3.0-3.5 to comply with Basix before obtaining occupation certificate. $4550.00 Re: Install the ducted air-conditioning on double story home 5Sep 17, 2007 10:04 pm Quote: We're doing this with Clarendon. After hand-out, you still need $8-9k to install the unit by third-party. The third-party do not give you much credit back of $4550. What They suggest is just do the ground floor ducts and outlet, leave the second floor for them because they need to go up and do it again anyway. Re: Install the ducted air-conditioning on double story home aft 6Sep 17, 2007 10:53 pm It includes ducts and outlets on both floors. I don't think Clarendon offer any other option but you can ask. Is the air-conditioning mandatory for the Basix? As I understand it, if your planning to install air-conditioning then council ensures it meets the energy requirements before issuing the occupation certificate. From what I gather this means council won't let you move in until the air-conditioner is fully installed and checked to be within the energy targets as specified on the Basix application. Re: Install the ducted air-conditioning on double story home aft 9Sep 21, 2007 12:29 am Got 2 questions, if you are getting your builder to do the ducting pipes, and then you get someone else to do the machine later, just wondering:
1. Don't you have to decide the zoning in advance? That would impact the way the pipes are connected. And I assume both have to match! 2. There should be a control panel (or whatever you call that thing) for controlling the temperature of each zone. If the machine is installed after the handover, as the machine is normally installed outdoor and the control panel is normally upstair for 2 storey houses --- how are you going to connect the two? All the zoning takes place in the ceiling via electric valves which are installed after handover. Quote: 2. They run all the wires and pipes down the wall cavity after handover. It's no big deal. Hi all, sorting out the ducted air con for a 350sqm double story house.
