Appears that the construction manager has taken the task on. he advised yesterday that they may stop all payments to the concrete contractor till its sorted. He advised that they have an engineer and a concreter attending tomorrow at 9-930 to start to fix it. when we spoke with the construction manager he wasn't impressed at all its taken 6 weeks + to fix and is now delaying work further.. the manager has been very helpful in the last few days getting it sorted. I don't think I have posted any pictures of how wrong it is so attached a few pictures of the issues Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ the inside of the footing to left of screen not wide enough to support the weight of 470mm brick piers and the footing is 500mm out from the wall.. pink line to the right is excess.. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ when we got plans done we spent 2 months placing the house on the block so to allow access down this side of the house to access the water so we can put boats and jet skis in. it got to the point that we even set flags up and drove around to ensure we could still maintain a vehicle width so we had access to water. as you can see in this picture the storm water pipe is a good mt + off the line of the house and right in the middle of the access point because the footing comes out to the pipe well away from where it should be. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ this is the back section of the house the footing is 500mm to 700mm higher than it should be. It was meant to be at ground level and is well above ground level. having the footing 500mm to 700mm higher than ground level creates drama when we go to put the deck on out the back and we will lose the under storage under the deck which is not what we wanted. All in all its been an issue for a while. Brother inlaw works at the kitchen joint where our kitchen is being made and he advised that our kitchen has been in production for the last week with delivery set for the 20th of this month which isn't going to happen as they unable to progress till the footing is dealt with then they still have to do roof, gutters, electrical rough in gyprock before they can get the kitchen in. its looking like by the time it will take to fix delaying the build process for 2 months... Todd the construction manager wasn't to impressed its taken that long to get fixed however has assured it will be sorted ASAP. the poor construction supervisor isn't impressed as he is unable to proceed with building any further until its sorted... and the contract brick company (might I add are the best brickies I have seen in our area in a long time.. massive attention taken to detail to ensure that everything looks fantastic even to the point of cutting extremely small slithers of bricks instead of them building mortar bed up and the grout lines are great nil defects its a huge relief, bricks not cracked to fit like most do. they cut to shape etc.) now have to come back once the footing is done to finish off the brick piers on the footing... the concreter said its a difficult fix to get the height right which I don't see how it could be... they have a full contour plan with them and can take levels from numerous spots.. if they can get the slab heights right a footing height shouldn't be to hard at all. sooo all in all sorry for the long post but that's were we at hopefully its sorted or started tomorrow and if nothing happens by start of next week we will escalate it further however after the calls with the construction manager I'm confident it will be sorted tomorrow.... but on a positive note....... bricks finished today hopefully will get to upload some pictures this arvo.. We are building a Moscato 5 and have just had our piers done. Im just trying to finalise out electrical plan and I was just wondering what everyone has done with lights in the kitchen. We are having 3 pendants over the island bench but I was wondering about lighting the rest of the kitchen, do most people change from the standard light to a few downlights or can you get some sort of lighting under the upper cupboards? will it look weird with the pendants if we keep the standard light. Also what about lighting for the front of the house. We are having the classic 3 façade so I was thinking of either downlights in the eves or sconce lights on either end and maybe the brick pillar? Im trying to avoid having to go to Sydney for our electrical appointment if I can as we did most of our electrical stuff at contracts and there is only a few extras we want to add. Also NBN, we don't have it here yet so should I get them to set it up ready or just leave it for now? I just wanted to say a huge thanks to everyone for sharing all your tips this thread has been a lifesaver so far. Anyone have any pictures of the 600x 300 that are stacked. What did you decide with this? I think it depends on your tile. We are using heartwood tiles so have paid extra to have them 1/3 offset as I think they look better this way but for a plain tile I think it would look good either way. We decided to stay with stacked. Due to having a split. Looking at it we think it will flow better. We are going to put oyster light in the kitchen as the main light as well as 3 pendants over the 3mt island bench. The oysters we using are LED and has a built in dimmer so no need for anything different in wiring. We found that the downlights through bw and the electrical contractors were a bit over priced. In saying that we added them to the extended roof line and entrance as they will be a bit hard to change over later. Lighting took forever to decide on sooo many choices and effects. Different lights shadow so depending on what you want the light to do narrows down the choice. We ended up putting 3 lights out the front facade all on sensors. Choices are endless just make sure you go over your electrical plan very well before you sign off it's one of those things it's easier and cheaper to get right now even if it cost a bit more now as it will save you in the long run NBN was a tricky one. They will try and upsell you for optic fibre throughout the house. It's pointless depending on the type of NBN connection you will be provided with from the node. I think we're almost in the same stage our electrical apptmt is scheduled on the 27th. I have a bit of a plan as to how we're going to do things but definitely will not do downlights with Beechwood only for the reason that it's a bit too expensive. Hubby knows of someone who is an electrician so we thought we'd do it after the handover but there are certain things like the lights outside near the post or the Moorooka I'm going to ask Southwest electricals to do that for us. There are certain things that's going to be hard to do after the handover so even if it's a bit expensive I suppose it's better to be doing it during that time than having to redo certain things afterwards. Pretty much I'm taking ideas from this group as well and also trying to imagine in my head what we needed. PowerPoints wise well, I wanted one on each side of the island bench as we live to cook and bake so that should come handy and then a few more in the theatre room as we're thinking of using that as a study room for the children as well and then extra PowerPoint in the Masters because my husband has a CPAP machine when he sleeps so we needed sort of heaps of power points in there as well... I have already put extra power points in each of the bedrooms as we only have one now and its not enough, plus one extra in the kitchen. Its so hard to know what to put in ive got my plan sitting on my coffee table with the extra electrical i am thinking of and just keep checking over it every time i sit down lol.
