But you should let your customer service rep know now. Thanks they starting framing today so hopefully will get to see them at some point today. They may be insignificant cracks but not something we just want to let slide without being mentioned. Re: Who is building with Beechwood 14450Feb 23, 2017 5:13 pm Hi everyone! I've been asked by Beechwood to pay a balance deposit of 5500 (non- refunable) in order to receive contract of sale, change of tender and specifications etc. I need this information in order for an valuation by bank, so i can get home loan. I don't want to risk losing that amount of money, if I don't succeed in obtaining a loan. Is this normal for Homebuilders to ask for money up front before sigining the contract? You need to have a bit of an idea of costs and take to the bank for a pre-approval BEFORE you pay anything. Do not pay any deposit until such times as you are happy with the tender. Once you have preapproval, then things can proceed. 20/11/15 - Settled land 06/11/15 - Request 1st tender BH 21/04/16 - Colour Selections and Contracts Signed 31/05/16 - Commencement Letter 24/06.16 - Started work onsite - cut and benching begun Re: Who is building with Beechwood 14452Feb 23, 2017 6:12 pm Ive got pre approval from bank. They now have to do an valuation before my home loan can proceed. The bank is unhappy with the tender. Tender states "property not yet specified". This is not good enough for the valuer to actually value the property before lending me a home loan. Beechwood want money before any changes are done. I'm confused as to what to do next. Ha! Hi Alan30 I think what you need to do is shop around first for the builder that will suit your need in what you're looking for in a home. this will give you an idea on much you need taking into account if you have money as deposit. Get a broker to assess your paperworks and to give you an idea of which lender can answer your criteria (if you have some like redraw facilities or offset accounts or credit card matter etc) Then that's when you ask for a tender and if your budget allows you then you go ahead and make a deposit....it's a long process but it's all worth it buildingourhumblehome.blogspot.com.au Re: Who is building with Beechwood 14455Feb 23, 2017 8:20 pm Buildingabetterhome.blogspot.com.au Land deposit - Oct 14 Deposit - Jan 16 Land registered - June 16 Settlement - July 16 Colour selection and approval -Sept 16 Slab- Nov 16 Frame - Dec 16 Re: Who is building with Beechwood 14456Feb 23, 2017 8:21 pm Alan30 Ive got pre approval from bank.
