It was the understanding that especially for colourbond roofs that whirly birds are a standard item/s in conjunction with the sarking. No absolutely hate Whirly birds for a few reasons. they allow the heat to be pulled out through the roof and they look just dam ugly and if a fire was to ever occur inside they make the fire develop 10 times faster as the heat is allowed to escape allowing more air pulled in. we went with under eve vents . The only reason they use whirly birds is when exhust fans installed it would normally vent directly to the roof and needs somewhere to go . Having duct and under eve vents looks nicer cost a couple of dollars extra but well worth it in our view. (1st photo)First off, we decided not to tile the terrazza as wet might do it after the hand over but not rushing as we are seeing if a naked concrete is good so we opted for a smooth finish which they have noted in our plan (2nd photo) we paid for an external gas outlet in the terrazza for our bbq/heater lamp and we moved one of the power point outside. That PowerPoint was in all or plans and we have signed off that. Now apparently they are charging us...see email (3rd photo) we don't understand this as we paid for two whirly birds and this was also discussed in our colour selection as Maria asked where we want it placed... When they moved the powerpoint outside did they charge you to upgrade it? the outdoor powerpoints are more expensive unless you have it in the roof? Cman 180 days tender period is standard for everyone? Can get any additional days if people having off the plan land purchase!! Our land would ready end of this year, if I apply a tender end of this year then I may get new updated base price. atleast 5k-10k higher than now. We have a few due to slope.. looking at using timber look concrete retaining walls. Seem to be very hardy. Anyone used these before? Just don't want to have to re do it if I use timber after a few years. I havent started my wall yet, but mentally planned. I'm going to use what you have shown, but plain concrete. My wall only needs to be 300mm high, but 20 meters long. The current place I'm in I used blocks. They haven't moved in 10 years & don't look like going anywhere. It's more down to prep & making sure the base is flat. Personally, I wouldn't use wood, just for extra longevity. Also, how long after the council had approved plans did Beechwood contact you? Just found out today, our were through 10 days ago. Still no contact. Id call them. We had it marked on our plans that they were to liaise with us re zones however the company that installed it just done it their way. Had to basically have the whole house on to heat 2 rooms.. after a bit of discussion we managed to change the zoning to work better as we already did a zone map prior to colours appointment.. 8hp 24kw system nearly filled the roof Eves carpenters completed today looking great.. Gyprock starts tomorrow and should be done by the end of the week. Kitchen goes in mid next week the joints starting to come alive very quickly.. I thought you had to have whirly birds with colourbond roofs, if there is another way... Re: Who is building with Beechwood 14952May 16, 2017 9:25 pm BKLAM Yeah there is another way. The Ducting is placed over the 3 in one lights in the bathroom and range hood for kitchen if it's ducted range hood and not venting into the kitchen and all runs out to the eves into a vent. The duct is like the silver tubes in my aircon post but much much much smaller which runs through the roof cavity. Whirly birds in my view spoil the look of the roof. It cost a couple of bucks extra but well worth it. We face to the south looking over the water as well so it was also a consideration with the strong southerly winds we get. We were told we are then required to pay another $3,500 once our plans are drawn. No drawings have been done yet. Our land is due to register in the next 4-6 weeks. We feel we should at least have one set of drawings by now as we're keen to get things happening as soon as the land registers. We just don't want to waste this time while waiting for our land to register if we could be doing behind the scenes Beechwood stuff. When are colours done? Is it before contracts are signed or after? I would have thought you would have plans late to early last year.. I would be chasing that up. Colours done with contract after council approval for development consent so realistically ages away depending on your council. As a rough time frame it was close to 4-5 months before we got approval. But in saying that while we were waiting we went and looked at bricks, paint, tiles etc and had it all sorted for when we went to colours.
