They were nocked back until they get a slip resistant rating for the internal split stairs. Anyone else get a handover without int OCC? How long did you wait. Re: Who is building with Beechwood 15629Aug 10, 2017 1:04 pm Hi All, We are new to this forum We are building the edgecliff vibe 37 in Mulgoa Rise (Glenmore Park) (Penrith Council) . We have been dealing with the kellyville office. All has been good and we are really happy with the service at the moment. We have received and signed our tender which includes fixed sites costs. We were just wondering does that mean the price of tender will stay same till the bulid time? As we have already hit maximum budget and hearing from other peoples experience with other builders over charging later on especially with site costs. Also with electrical does the house price includes all wiring and one light bayonet per room? Also has any build the edgecliff vibe or any design home with beechwood? If yes how did you find the quality, build time and costs of the house from initial tender? Thank you so much in advance everyone, Being first time home builders we are very excited and nervous at the same time. I think it was literally emailed minutes before i came to get the keys. Admittedly though, we handed over at christmas shutdown so they really needed to give it us then. tapasr_Lexia4 tecnoz78 Hi Tapasr_Lexia4 Saw the front pillars of your house in pic, you have wiring for lights in the pillar. I don't think beechwood going to charge hidden Cost in the site cost. Because it's already over priced site cost in the tender. I personally don't like the beechwood kitchen layout any of the plan. So we slightly modified ours. I could give u an idea if need. If u already hit your budget, then may also need to consider few upgrades, like 40mm stone benchtop, upgrading cooktop, nice rangehood, and toilet suite, adding cupboards to laundry, anticon to colourbond roof, sound proof to master and theatre, omni lock to front door, upgrading facade, etc.. Re: Who is building with Beechwood 15638Aug 11, 2017 9:53 am Tommy_1991 Welcome!!! We have just finished gyrock stage (week 14) building in Lake Macquarie. We had fixed site cost for most of our site cost and as far as I'm aware that means they cannot go up nor do they go down, although I have read of people getting refunds at the end of their build for their site cost being cheaper but I think they had provisional allowances for the piers. The house price does include all the wiring and 1 light bayonet and 1 power point per room.(excluding appliances)You also get 2 tv points included.I will tell you though if you are maxed on your budget now you will be limited to what Beechwood have to offer. At selections they only have basic tapware, the choice of handles for cupboards were atrocious and the tiles were not much better, but if your happy with the basics then you'll be fine,That's where they get you on the upgrades. Our tile upgrades were $3000 and our carpet was $1600 as we didn't like the standard selection.Good luck hope this helps a little Re: Who is building with Beechwood 15639Aug 11, 2017 3:24 pm Budgeting wise tommy_1991. It is up to you. We have left ourselves with $80k for unseen costs and finishing. It really differs from person to person. Re: Who is building with Beechwood 15640Aug 11, 2017 9:06 pm bananahead did you deal with tile direct? We ended up with a $12,504 variation cost and we didn't do anything fancy. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 111068 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11231 |
