I thought this forum was all about helping each other out . Not getting ignored (hint hint tom2016) . Thank you so much to people that have replied or will help answer our questions. Hi tommy, ( I feel like I'm talking to my self lol) been flat out the last few days after handover getting moved and sorting landscaping out.. the joys.. I wasn't ignoring you lol.. Beechwood provide 1 light Point and 1 double power point in every room that doesn't include appliance points such as fridge dishwasher water tank pump etc. that has a name. Southwest electrical will let you pay for the extras if you want up to the time of electrical rough in and in some cases could be 4 months from time of appointment depending how quickly the build goes.. however electrical is one thing you want to get right as it costs nearly double once the walls are covered. But if your on a budget look at placement of power point so that you can double them later into the next room but just watch your loadings (may need an extra circuit) Fixed price is that.. in our experience we went under in the fixed price piering and got a credit. When We got our tender we were happy with the price however at contract we were hit with nearly an extra 15k however our final payment we got 90% of it back as credits. Just be mindful that depending what you have budgeted for you also have things like driveway (ours 16k) any retaining walls required and any other landscaping that you need. I was enquired about fixed price piering with sales, beechwood won't give any credits if it's go lower than the allowed piering limits. Even if it's go higher than 100lm of piering they won't charge extra. One of our shower screens is on an angle and as a result there is no magnetic strip stopping the door from opening whilst in the shower. Our flooring is a large square tile (I wanted timber tiles) and got the matching bathroom floor tile for bathrooms plain white matte rectangle for walls. No fancy in the shower. Tiling to the ceiling too and then just a large tile for behind the stove and I got the square tile wastes. We upgraded that strip too. Yeah the problem we have is there is nothing on the door to stop it from opening, the rest have a magnetic strip and a bottom drip rail. Was for provisional allowances such as traffic control, fill, machine hire, scaffolding, power pole connection, material handling, lime in case the soil was to reactive and for the rubble pit. Yes we did upgrade with tile direct directly but we also noted it down in our tender and in our selections appointment. Due to the slab needing to be a different angle and depth at the waste points. They DO NOT do drain grates or Chanel's due to the above. It needs to be noted at the start for the engineers to design the slab correctly. The upgrade per waste is $100. We are thinking to increase the shower screen size to 1200mm instead of floor waste. and also could add fancy hand held shower rail. Just go with standard chrome waste.. At the moment our provisional allowance amount is $2,200 for site fencing and stainless steel straps to support internal drainage. I'm just wondering what additional costs we may be hit with at contract stage that are out of our control. We're planning on upgrading tapware / handles etc but don't want to go crazy if we're going to be hit with extra provisionals. Thanks heaps Looked up my tender, quoted protective site fencing $1450 and stainless steel straps $800, both are provisional allowance. We got this from our very first tender..
