We have just received a tender from beechwood and believe we will go ahead. I am wondering how close the estimates of site costs were to the actual cost during the build. Can anyone put a figure on how far over the tender their build cost ( not including client changes / alterations etc). Re: Who is building with Beechwood 11795Mar 11, 2016 3:20 pm The only difference of price we came across from our tender was when they were drawing up plans etc and noticed that the land wasn't flat and had a slope which we then had to decide if we wanted to cut the house to make it split level or the cheaper option to have stair from going up to the front door. By choosing to cut the house and have it split level (I think approx $9-$12k I can't remember) meant there were fees for retaining walls. The other cost we came across was due to our land being in the lowest level of bush fire zone Bal 12.5 and that was about $8,000 Re: Who is building with Beechwood 11796Mar 11, 2016 8:01 pm We had an unexpected cost with having to connect our water and sewer onto the front of our block. They were available out in the pavement, but it being an older estate, for some reason they just werent connected to our block. I think Beechwood quoted about $8000 to do it, we got it done ourselves for about $5000. We had drop edge beams which cost a lot, but that was factored into our tender. We went with colourbond roof, and because we were in a 12.5, once we went through council, I think we had to upgrade to Anticon blanket (again - added cost). We also had to put a larger tank, and then it cost more for the stormwater to be run to the street (again, all more cost to us). Smallz - what does your realestate say? Considering you are already in situ, perhaps the landlord might agree to some sort of month to month lease, or something shorter term than a six month lease. Alternatively, can you re sign for the shortest term possible, and then pay some sort of early release fee. We are at the stage where they are preparing to lodge the CDC application in a few weeks. Another few weeks for CDC approval, and the contract signing. Slab date will be March 16. I'm so excited! I've been waiting to see something happening on my land since it registered last June! Got tile selection appointment next week too. Quick question on the tiles. Can you request to minimise the gaps/grout part between tiles? Also, I'm a bit torn about the tiles in the wet areas. Did you guys choose the rough texture on the floor? I know it's safer but isn't it more difficult to clean?! Workers have only been there about 3-4 times in the past month but after sending quiet a lengthy email we requested a meeting with our SS who came out today and met with hubby for about 2 hrs to go through everything. We're due to be gyprocked next Thursday and our lease ends here on April 16 so wondering what we should do Feels like we're still months away lol [/quote] Hey Smallz, once your lease expires just go on a continuation lease which is month to month then all you need to do is give 21 days written notice to your landlord/agent to vacate once you get confirmation from beechwood otherwise sign another lease and pay the break lease fee (which i suggest you do not do!) Nothing changes with being on a continuation lease just means LL needs to give you 90 days notice if they want you out or can put your rent up but by the time that happens you'll be gone anyway.
