We were given the option during tender stage of private or council but decided to choose private due to the fact that the process is quicker with private. I am unsure on the costing. Having now been through the build process with Beechwood I would definitely go council. Why, simple they are at arms length and are not relying on the builder for further work. When we started having trouble with the build we contacted council and asked for some advice as they do regulate a lot of things. Unfortunately as they explained once you choose a private certifier they cannot get involved during the build process as it is the certifiers responsibility to ensure things comply, but in hindsight one can see a definite conflict of interest. Even if council are slower and may cost a little more I personally now think it is the only way to go. I am not saying that the certifier is not legit but one must ask as we have, how can something be given a full occupancy certificate if not all requirements are met and no conditions have been stipulated.
