Building SW Sydney. Not the only one, spoke to someone else who ended up having whole home rendered due to poor brickwork. Might get fixed but lots of hassle in the process, something no one wants. Sorry rebuild 15 people have sent p.ms and these have been replied to. Will continue to post images of the quality work by this mob, sorry if you don't like it, but a forumn is for both sides not just what you think is right, get used to it if I save one person some heartache it is worth it. Personally we are building in the Hunter our brick work is almost finished and looks fabulous, absolute quality workmanship! And as for our slab it is completely exposed around the edges still and absolutely no signs of rio around it and no overhang of the bricks. Happy for you to post both sides, there are always good and bad experiences with every builder but I still don't think it is necessary to repost the same photos every couple of days. BUT id be willing to bet my last dollar that is because the owners are adding on concrete themselves. And if this is not the case. Id like you to explain the holes drilled in the side (for rio to continue to new slab) because if its exposed and rusting. It needs to be cut back for repair. These holes are not for a repair. No work has been done to install another slab,no holes drilled, nothing has been done other than expose the edge of the slab. The holes you refer to are rust spots from the end of rusting rio bars just below or exposed to the edge of the slab.No holes have been drilled no work has been done, only marked up. Did you not note the bar exposed through the edge of the concrete some 2 metres long. Yes eventually Beechwood had to cut back all steel exposed, treat and extend the slab around the entire home by some 75mm with a special compound as directed by the engineer. This not only effected landscaping, concreting etc but also delayed all other work by about 2 months. Its also 2 steps below the vinted brick there for not interupting the builders warranty for termites etc. Again. Yes the holes have been drilled by Beechwood contractors, as stated Beechwood had to extend the slab around the entire house by 75mm and part of that was inserting rio pars at set distances to help key the extra concrete to the slab. Still waiting for the P>M as the owners never did any work to the slab as you stated, all work was done by Beechwood to fix the problems. What a pity you choose to overlook all the rusted rio in the photos and try and slight the poster with a few drill holes that were placed by Beechwood. Must keep the Beechwood forum positive! I will continue to post photos of Beechwood builds on each new page as new users should hear the bad as well as the good about builders not all the shiney stuff that misleads people. And there is a huge possibility it will be on the rear of my slab also where i will be continuing a slab for our terezza after build. Now please justify how they can explain 75mm of slab past the brick work? What your saying makes no sense. As stated the concrete slab was extended by 75mm completely around the whole house slab not the terezza as you state. Attached is an extract from the engineers report, still waiting on P>M This is to confirm that we have inspected the exposed reinforcement, cover issue and brick overhang. Our inspection was limited to a visual examination only and we recommend the following remedial action. The concrete slab is to be extended 50mm Min. using SIKA – Monotop 436N (or approved equivalent) along entire perimeter of slab, including to suit brick overhang. N12-300 galvanized dowels are to be installed, embedded 100mm into existing slab, Min 20mm into repair concrete. Minimum 30mm cover is to be maintained for all existing and new reinforcement. All exposed reinforcement is to be cut flush with existing slab in conjunction with completing manufacturer’s details below: Concrete: All delaminated, weak, damaged and deteriorated concrete and where necessary sound concrete shall be removed by suitable means. Steel reinforcement: Surfaces shall be prepared using abrasive blast cleaning techniques or high pressure water-blasting to SA 2 (ISO 8501-1), also identifying any exposed reinforcement. Bonding Primer & Reinforcement Corrosion Protection: Apply to the whole exposed circumference two coats of SikaTop® 110 EpoCem® (Refer to the relevant Product Data Sheet). Re: Who is building with Beechwood 11476Feb 07, 2016 5:09 pm Mr Woody, when we asked about the concrete to the terrazza we were told something to the effect that it would be harder to get it done after handover but can't remember the reason. Might have been something to do with piering, or possibly something to do with the warranty? There is fine print regarding the termite barrier and its warranty, and something to do with building against the house - as i did read up on that initially. If you haven't already finalised plans it might pay to check on the concrete (obviously they want you to do it with them as they probably charge a bit more, but we opted for that out of convienience!). As for the work that Arms is posting, I did a little reading on the Allworth forum, and people are having all sorts of problems with that builder too. Its unfortunate that some people have ended up having bigger problems that others, but I suppose it is the risk we all take with building a new house. If its more than a whole brick below the vent its fine, if its above that level then it could void warranty. Have you had a read of the "step" paperwork you would have been given? I know people in our estate who have built with Metricon and MJH and are still fighting them. Our Neighbour took New Living Homes to court! Yes we had problems with Beechwood, it was not all peachy but at the end of the day we were happy with the quality of work. Arms38 if your dissatisfied with your build perhaps you should consider taking them to court or calling fair trading?
