Because someone comes on and points out some of the shortcomings of beechwood homes and the faults there homes have its not helping anyone. It's still the bathrooms getting me down at the moment. As we live in Wollongong, but deal with beaumonts in Nowra it's hard to play with colours. There is a store in Wollongong but their "standard range" differs from Nowra and they don't have as much to choose from. Beechwood trolls appear to be active1 There is helpfulness and there is bitterness, and I sense more of the latter from your posts, but I understand as you've have a bad experience. That aside, besides the obvious "don't build with Beechwood", can you suggest other helpful tips, particularly for those of us still early in the process? Some of my questions, based on what you've posted, include: - where did you build/what office have you worked with? - at what stage of the process did you realise it was going wrong? At tender/contract/build? - what do you wish you'd known before signing? Specifically, are there clauses in the contract worth asking about/negotiating before signing? - what grievance process did you follow with BW when problems arose and what were there responses? - when you say they're not cost effective in the long run, what are you basing this on? You had a bad experience and you can voice it but there is a point you need to sit back and stop because if we all had the problems you did they surely wouldn't be continuing to build so many homes. It can be so hard to imagine how it all comes together but my advice is go with your gut. We've been sitting on the fourth tender for weeks (got it pre-Christmas) because we just found out our land probably won't register til June at the earliest... which has left me a little depressed and wondering what we should do next. I.e. do we put the deposit down and risk going over the 6mo mark and paying extra? Would love to know if anyone here has experienced the same predicament. We've gone through soooo many builders in our area; even contacted some custom builders but they were quoting way over our budget. BW has, by far, been the most accommodating - especially since we have asked them to modify the floorplan significantly. I do have a few questions for people who are further along: * How much detail/extras did you push to include in your tender? Were there things that BW surprised you with in terms of extra costs that you assumed should have been included as standard? (This is my biggest gripe comparing project builders - everyone has a completely different definitions of standard) * Has anyone put floor boards in bedrooms instead of carpet? Did you go via BW or do it after handover? * Does anyone want to give us feedback on our modified Verdelho Guest floorplan? I was gonna post it public... but I'm shy. We originally had no intention of even visiting Beechwood, but the most recent experiences with them in our area seem to be good during the building phase and building quality. I guess it gives you time to get everything right and save a little more we copped a price increase however they forgot to send the letter and at contract signing sprung it on us but we ended up coming to an anrrangement and moved forward. We got about $1000 off the first time, yes some other builders include certain things that may be a luxury etc but beechwood include other things that you wouldn't necessarily think off like exhaust fans and flyscreens. I have friends building with coral who have some things included that we didnt but we had some simple things they didnt. We put floating laminate down after handover however have carpet in the bedrooms - it would be cheaper doing it yourselves. I made modifications to a Verdelho floorplan, but eventually we decided on going on a pretty much stock Bordeaux Five, as it pretty much meets what we want out of the box. Just had to ask.... If problems were picked up along the way why did you pay the progress payments? Why not get the issues fixed at the end of each stage before moving on and have more issue build up if there were so many concerns? It doesn't make sense.
