Browse Forums Building A New House Re: Who is building with Beechwood 10605Sep 07, 2015 8:42 am hey all, I'm still at pre-contract stage and we changed our design so a alightly larger one to be submitted to council but i've got a couple questions i hope you could help me with... 1.) Was informed yesterday that since land will be registered in feb/march 2016 that we need to add $4000 to make the tender valid for 365 days instead of 180 days. any of you guys get this in your tender? our sales consultant just said this is to lock in the price so that we do not get affected by price increase, is it necessary? What constitutes. 180 day tender - from signing to registering to start of build? 2.) We are building under the Genesis series and our sales consultant "said" everything in the essential inclusions list is included however our tender does not have in writing some of the following: - front and rear tap - toilet & vanity in powder room, tender only says Ensuite & main bathroom - 42 liter tub ... and other items as well. i asked our sales consultant he said that everything in essential inclusion is included but how come its not written though? it should be written in the tender right? 3.) where is structural warranty, maintenance period, damage clause, penalty for delays and build time written, the tender or the building contract? i asked our sales consultant and he said this is in the building contract not in tender and that buildimg contract will come after plans have been approved by council then we pay the 5,500 then building contract? All the inclusions for the package was listed in our tender. You will have to pay the $5500 prior to council plans etc, I am surprised they have not hit you up for it already. Point 3 is all in the contract. Ours was 13 weeks maintenance period, $1 a day for delays and building time will depend on the house, we went over ours by a month and they have that many get outs its not funny. Not sure what you mean by damage clause but their contract basically says any damage done to anything around the site is your problem. They have a mile of clauses that cover them pretty well and leave you holding the can. Other builders may seem more expensive but when you throw it all around they arent, for example Eden Brae will pay your rent if you go over build time etc. Personally on our experience I would recommend you go elsewhere, p.m me if you want a deeper look into our build. I just checked our tender and it was $930, but this is from November last year. I have read people talking about a payment at contract signing. What is it? Also did anyone take their contract to a solicitor to look at before signing or do you think it is just a waste of time and money? I think this could be if your tender is more than your loan, then you need to be able to show the extra funds in an account to make up the difference. Likewise, I was looking for feedback on solicitors. We haven't taken ours as I would reckon their legal department know what they are doing and have the contract to their favour within the law. I doubt they would change anything on it even if you asked. Untwisted Twist, that doesn't seem like much cost. Our sarking was $2400 or something like that, and I know that Anticon is dearer as I have brother in laws in the roofing business. We are being charged $6000 + $2400 for sarking for a BAL 12.5. Beechwood would have done it all legally and to favour themselves. Thanks for the tip about keeping a diary and recording everything Alisa I will be doing that. This is the first time we have built and it is so stressful. Luckily we have per approval from the bank and the loan is more than the tender so money will not be a problem. Old house gets knocked down next week and I am eager to start on the new one. I've heard some people say it's only 2 weeks to complete orders and start and others 28 days or more - can anyone help me on the process Thank you Hi - at selections you will sign your contract ( if you have finance approved) then the signed contract is forwarded to your lender (bank etc) they send a letter to Beechwood to start construction. From the date they receive the letter B/wood have 28 days to commence construction. In our case that meant they pegged out the land- on the 28th day we got a construction fence - and land cut that week a slab the next week. Sometimes faster sometimes slower. Alisa... the 28days are the working 28 days... which means nearly 6weeks. we have been still awaiting since 6th Aug. Next Monday is the last day of the letter period. I rang BH every week and follow up. They always say it will start very soon... One of the side pegout just disappeared after the neighbours' sewer connection work. All went well and we didn't end up spending too much on other upgrades because we already upgraded a lot of things in the tender. Now we have a 5 day cooling off, then the 28 days begin.... To those who were asking questions about the appointment - we didn't have to pay anything today. We had previously paid our $5500 deposit, so we could book in for the appointment. They just wanted to see our bank balance on top of our loan documentation as we are paying a lump of cash on top of our loan as the loan was only for a certain amount of the tender cost. We did go in with certain colours in mind, and changed a few, but are confident with our new choices.
