Browse Forums Building A New House 1 Apr 14, 2010 10:29 pm Hi all, This is my first post to a forum, I came across this site using a google search. My gf and I have just done all of our colour selections for a Victory 1500 house. It's small, compact and basic, we're pretty happy so far. We're (to be) in a great little spot, about 400m from the proposed town centre of Devonia Park. The brokered finance, house and land package and all the steps along the way have been pretty gruelling. It's very intimidating for a young couple, it has felt like everyone wants us to commit to everything as soon as possible, without giving you all the information and more important, the comfort they have processes in place to make your transaction smooth. I feel like I could write a book... Luckily, we have seemed to have stumbled our way to an unconditional approval and completed the colour selections (we only spent another 1k in total) and are very happy with what we're building. The situation we believe now is; the land needs to be titled (apparently may?) and then everything sort of explodes from there.. In the meantime, we still have concerns around how the FHOG process works, etc.. So far Burbank have been good, we especially like the website which shows the updates as they occur. We're also noticing a few Burbank homes in the estate and they look pretty good, even if it's just bricks and frames I've decided to start this thread to document our adventure and share information with other people. We're both excited to be in the Devonia Park estate, we hope to find other people who are building and living there - it looks like a nice little spot. Site start in about a month. I love the estate and Burbank has been great so far. Victory is a nice home, good on you and good luck! In our case, it will go straight to the bank and whatever is left after handover the bank will deposit it straight into your account. If you signed contract before Jan 1, 2010 you'll get $25000 after Jan 1, 2010 I think it's $18000. I'm only at the slab stage; however, the process, the customer service, and all the rest of the **** that goes along with it have all been very well handled by Burbank. You effectively have 10 different builders trying to get you to sign a piece of paper after looking through a house for the first time. It's actually bloody annoying, so the best thing to do is to discuss it with family and friends (including us here on HomeOne). We're all here to support you through the challenges, and when in doubt, have a beer. Just do yourself a favour and keep all parties involved updated. Even if there's no update, just fire off an email to the builder, the conveyancer, and broker. Because sadly, they're all as useless as **** on a bull when it comes to communication. I wish you luck on your build mate, hope it's a pleasant ride! The thing that got us interested was the fact it's simple and functional and very roomy for the size. We were also heavily price conscious - as it turns out we've come well under budget! I agree with your line regarding communication - I'm an over-communicator by default, so these guys are all getting nearly-daily updates from me. So far, we've been treated very well by Burbank. They advised us today that our file is off with drafting, so hopefully the plan gets all formalised and approved. External: Brick - Boral Ironbark. Cladding - Linea Weatherboards and FC trim - Paperbark Roof - Bristle Classic - Charcoal (Shingle/low profile cat 3) Gutter, Fascia, Downpipes - Woodland Grey Garage door - Paperbark Render - Dune Concrete Driveways - French Grey Internals: Paint - White Smoke Carpet - Callisto Panther Blinds - Vertical - Sandstone Fix: Lakeside Fibre - 4 x Gigabit Ethernet, 4 x TV and 4 x Phone Lights - Mirabella down-lights for living/kitchen, reflector battens (not halogens) - Oysters for everything else. Benches: Columbian Walnut grain (vert) sides and Wallaby Tops. Ups: Tiles from bench to range-hood, tiles for whole hallway and a better bath Extra down-light over kitchen bench. Few other bits and pieces.. Total upgrade cost: $988. All in all, functional and tidy - I'm interested to know if anyone else has these lights. They looked pretty good to me, particularly as a No Cost Upgrade. I have concerns about fluro lights and reflectors. Anyone else using these? The admin stuff is painfully slow… Triple check your plans over a few days and check that all your doors open and slide in the directions you want them to and your light switches are in convenient places and your power points are at right height. Once they actually start the build it is incredibly fast! My kitchen went in last week but it’s oh so painful only being able to watch through the windows! I've done it with all my rentals before, makes things very simple. It's funny, we went for a drive past the block on the weekend and the temporary staging fence has now basically cut our block in half, with our driveway is on the other side of the fence.. LOL.. I'm guessing when it gets titled the fence will move slightly to the east and account for the fact our block is the only "odd one" out Still, very nice to see the street lights on and stuff.. it's all happening! I just wish that they would start working on more of Henry Road. I had a look at the 2010 Melway and quite a lot of the area is in there. Cool, I might go pick one up. Henry Rd, is that going to be the main road into devonia park/caversham waters? There used to be another entrance just before Park Orchard drive, looks like it's all blocked off.. "Require feature front fence which must incorporate 100mm x 100mm posts, a 150mm kickrail and be maximum 1.2m high. Fence must be constructed prior to occupation of the dwelling." I'm not seeing many front fences in Devonia Park .. lol.. I wonder if it has anything to do with the fact we're the last house on Stage 3?
