Browse Forums Building A New House 1 Apr 14, 2010 9:06 pm Hello Homeone Just wanted to get some advise on downpipes and soakwells Currently building custom 5000 with redink homes and just noticed that I have a downpipe running down the side of my garage. Problem is there is only 100mm gap between garage wall and where the fence will be which does not leave much room for installing a soakwell. We would have had the same sort of issue, but our builders 'fixed' it during the planning stage (they would have had to anyway - 'cos our garage will be butting up against a 4ft retaining wall). To get around the soakwell issue, lay a pipe under your driveway, before it they lay it, from the downpipe to a soakwell in the front. As Rosemi correctly said, get your trenching shovel out and lay a 90mm PVC pipe now before your driveway goes in. If you'll be having plants down the side of your driveway don't forget to lay another PVC pipe so that you can feed a retic pipe under your driveway at a later stage. Love the pack of ciggies one of your tradies has left there Re: Downpipes and soakwells 5Apr 18, 2010 1:50 pm Have it moved if you can prove it is encroching the boundary, as it would appear to, once the soakwell drainage pipe pvc shoe surround and elbow are attached. Alternative solution is to remove the angeled downpipe shoe and extend to a direct connection flush with the wall, (insall a backflow gully along the pipe though)this will involve digging down and cutting /checking out a recess in the concrete footing though, quite a job, so it depend if you want to conceal the downpipe from view of the front elevation

Not all drain pipes are going flow the same volume of water. We have two at ours that carry most of the water. I always try to interconnect the drainage. I normally use ag drain as they are far more efficient than soakwells for dispersing water. One roll will disperse more water than one soakwell. The tanks are better still. The tanks could be installed under the drive no worries. Make sure they don't connect the drain pipe directly to the soakwell. Have them separated at the slab level so when the soak well fills it won't back the water up and flood wall spaces and eves. Devkop The good news it is super easy to fix.
